      Location: dead end road | Thanks to all those who said a quick prayer for us yesterday and the day before. We got a call about 4:45 that the lady accepted our offer with a few minor changes, nothing major. We are soo excited. We now have a 2300 sq ft house that sits on 30 acres. The land is in desprate need of clearing, but heck we have the next 30 years to do so.. Thanks guys we are soo excited!!!   |

       Location: At The End of The Red Dirt Road | Congratulations -- I just got your earlier post read late last night and was thinking about you... we will continue to pray for you - my most stress was during the time between when the offer was accepted and the closing day. I don't know if you are borrowing the money on this BUT if you are - ignore the realtor if they SUGGEST a mortgage company and go with anyone else! Our realtor (buyers agent) suggested Bank of Oklahoma mortgage - they are terrible about returning phone calls when you need something but expect you to read their minds about anything they needed. Then they had a company called The Closing Professionals do the closing - guess what ? They told us they had underestimated the closing costs and we wrote them a check for $2,220 more than we were expecting. In this case, we had the money but I have certainly bought houses previously where that extra money would have been impossible to come up with. Anyway - now about 3 weeks ago, we get a letter from American Title in OKC - Closing Professionals has gone out of business and in reviewing complaints they refigured our stuff and we are getting our $2,220 back! I should have caught it myself, but they way they had it in there I just did not realize they had doubled some of the charges. A big part of my problems were that I was still in Colorado until we closed and my husband was out here living in a motel and spending all his time at his new job instead of having the time to deal with the house issue. When I finally got fed up and drove out here and threatened the realtor that if we did not close on or before October 31st I was not going thru with the purchase, things got rolling! Take care and let us all know when the housewarming party is !!! |

    Location: Washington State | Aslo, if you are putting enough down, make sure they aren't putting in expensive mortage insurance. Or, if you are not, one year after closing, you can have it removed. |

      Location: dead end road | We are going through Arvest Bank, and considering my best friends mom is the Vice President, I hope that we wouldn't have any problems. Our mortgage insurance is goign to be like $50 a month, is that bad? I have no idea because we have never done this before. As for the closing company I have no idea who it is, but my mom said we really don't have a choice because there is only like 1 in Shawnee, but she said they aren't bad to deal with. My mom has worked with most of them because she works for a closing company in Seminole. Thanks guys for all the great advice. |
