| Thought you guys might like to see our barn house transformation. Two+ years ago we started designing, a year ago we started de-construction, last September the builders started construction and 2.5 months ago we moved in!

Second picture is standing in kitchen, pantry (red walls) on your left, office, closet and guest bedroom behind big barns doors, our bedroom is behind wall of stair case.
Third picture is hallway with closet on left, door straight ahead leads to breezeway which goes to garage and the 5 panel door goes to mudroom.

| Somedays it was a painful piece of art work! lol I wanted all old doors that didn't match so we took some out of our old house and an old house at the farm that no one lives in. I stripped 13 doors and nearly lost my sanity. Some of the doors had sooo many layers of paint on them that the stripper (and I tried several) couldn't cut it. I had to literally chishel each layer off with a putty knife. Two of my favorite doors happen to be those but I don't think I have pictures of them.

We have entirely too much room. It's approx. 4200 sqft including the loft that we aren't using. We never would have built a home with this much space had we started from scratch but I didn't want to change what was original to the barn so we left her "as is". |

We have entirely too much room. It's approx. 4200 sqft including the loft that we aren't using. We never would have built a home with this much space had we started from scratch but I didn't want to change what was original to the barn so we left her "as is".
Forget just seeing it! Can I move in with you?

My sister saw a picture of a windmill fan in a magazine and told me about it. My dad goes to a lot of auctions and I told him if he ever saw a windmill at one to let me know. Two weeks later he called, I went with him and threw my hand in the air. I had the easy job of buying it. My poor husband had to figure out how to make it run! lol
It's 8 feet in diameter, she's a beast!!!  |

Yes we have in floor heating and LOVE it. It is such an even, cozy heat, there are no hot or cold spots. Only thing we have to get used to is it's slow reacting. When you turn the heat up or down it takes a day or two to notice the change. The heating guys said if you go on vacation for a week don't bother turning your heat down.
We poured a new layer of concrete over the original un-even concrete floor then stained the concrete.
The mudroom and breezeway are also stained concrete floors but we did a different color in there to hide the mud and dirt. It's greenish blue combined with a light tan. I LOVE how that floor turned out. You can barely see the floor in a picture I just posted of a teal door in our mudroom.
Our kitchen and master bathroom countertops are concrete also.
Someday I want an island in our kitchen but haven't come up with the design yet.

The barn was built in 1957 and originally had cattle in it, then 15+ years ago they turned it into a boarding facility so there were 9 stalls, a bathroom, tack room, wash room, storage room, etc. We started demo in June 2013 and got her down to her bare bones, just like the day she was built.
The loft had hay and straw in it since 1957 and it was/is a wood board floor. I had to go between each board with a knife and carve out the packed dust/hay/straw. I'm having flashbacks as I'm typing! lol After that was cleaned up we power washed it. I washed the loft 4 times, the rest of it we were able to go over just 2 times.
The builders started the first of September 2013d and we moved in about 2.5 months ago.
We have to put more barn siding on the garage and north side of the house and landscaping will get started the end of June.
It was a super fun project. Tons of work but soooo rewarding!!

| Funny story about this door.
I wanted the door to look like it was fading with solid turquoise on the top then blended down to no paint at the bottom. I was feeling so good about how it turned out, I stepped back and something looked "odd" to me.
Ole blondie here painted the door upside down! The turquoise part is actually the bottom of the door. Duh!!
When the builders went to hang it they gave me all kinds of grief about having an upside down door. It's one of my favorite things now!!

Yes they are both on old tracks. The pantry door is an old door from my husband's grandpa's barn that led into his old milking parlor. On the front of our house (exterior) we have a set of grandpa's barn doors that were on the front of his barn.
The second pictures of grandpa's old barn. The doors we used on the front of our house are on the left side of the front of his barn, hiding behind the tree.

We built a custom (it's different all right, lol) home on our property 2 years ago, and have lived here for about 1 year total now. We have in floor heat with polished concrete floors, and I'm fairly certain the same tile (in the same pattern!) in our master bathroom shower, lol! I would have loved to 'redo', but I think that will have to wait until later in life if we are blessed with the opportunity. But, even without redoing, it was still fun finding different ways to do things...your open closet, reusing older items (we have an older 'mail' holder in our mud room to organize gloves, hats, etc), are things that we did too. You did it with awesome flair though!! Awesome decorating, you made some really really great choices and the place looks amazing! |

| Forgot one other item that took "a bit" of time! lol
We put new steel on the roof but I didn't want it to be so shiny.....so we got busy dulling it down! 
A pool made out of hay bales, a water proof tarp and 8 - 55 gallon drums of vinegar later we had dulled down roof tin! Waaalaaaahhhhh

That was sooo important to me. We have an old building at the farm that is the "catch-all" of parts and pieces that haven't been touched in decades. My days were full exploring that old barn and trying to find ways to re-purpose things. I had so much fun doing that. I wanted the stuff in our house to have a story behind it, not just something we bought off a store shelf. Of course there's some of that too but I wanted more 'depth" to our home if I could make it work.
We made or re-did almost all the light fixutures in our house. I refuse to spend $750+ on a similar light fixture that's above our dining room table.....so I made one. I bought the light fixture at a thrift store, painted it, put bling on it and got the 4 steel rings from the scrap pile at a local steel fabricating business. I have less than $65 into that thing and I just love it.
Where there's a will, there's a way. It helps to be stubborn, bull-headed and determined. Oh and persistant, can't forget that one.

Ummmmmm no. I have zero qualifications to do this. Then again I did build a kitchen island for our old house. Does that count?!? This was my first "at bat" in designing a house.

Yup my SO is a plumber/heating specialist and does it all the time. In the cold north there isn't anything like it in a garage or shop. |

We have in floor heat with polished concrete on the main, and under our basement floor (concrete). Love it! Our main floor is actually a gypcrete material, it's a little lighter/a touch softer than concrete. We had to make sure that our floor trusses would support the gypcrete without too much flex when we designed the house. We have 3 zones in our house - 2 on the main (common room and bedrooms) and one in the basement. We did a passive solar design, so the sun heats the house quite readily in the winter, and then we have a wood boiler to heat the floors when needed with a propane boiler backup. Works awesome, awesomely efficient. |

The heat source that heats the water in the floors is dependent on what your heat source is - if you have electric, natural gas, or propane. How efficient they will be will depend on your house setup/design, insulation, etc.
We love that we don't have forced air vents, because around the farm we would constantly be battling more dust, allergens, etc. with the vents. In our house, I think the heated floors are extremely efficient - we keep our thermostat at 63 degrees, and it feels equivalent to 68-70 that our friends/family keeps their thermostat at. But, we also designed our home for efficiency as well, so I'm not sure how much that has to do with it? |

Go for it Ridenrun!
Water runs through the tubes in the floor and that water is heated in a boiler in our mechanical room. That same boiler acts as our hot water heater for showers, sinks, etc. We only use propane.
I think I said it before but one thing we have to get used to is if we change the thermostat it takes a day+ to feel the change because the cement slab either has to warm up or cool down.

The original building was a cement block building. On the exterior there's a layer of insulation between the cement blocks and the barn wood siding. On the interior they built 2 x 4 stud walls next to the cement blocks and put a layer of insulated between the cement blocks and the drywall so we have insulation on the interior and exterior on most walls. We live out in the open and the wind rips through here so we needed/wanted extra insulation.
On the north side of our house I wanted to leave the cement blocks exposed so it was just like the day the barn was built. The builders put extra insulation on those north interior walls but it isn't enough. In the winter those brutal north winds made it too cold in there so next week the builders are going to put barn wood on the north side with insulation in between the wood and cement blocks. |

That's what we thought :) When we built our house we had the outdoor wood boiler in our 5-10 year plan. We thought geothermal, but due to multiple factors and after talking with our heating people, really propane for this type of heating system was the most efficient to do (we couldn't do only a wood boiler, we wouldn't get passed by code as wood is not considered a primary heat source). So we have a high efficiency propane boiler with indirect water heater, I'm assuming probably a similar setup to RR.
We used 2 propane tanks our first year here. This past year with the wood boiler, we haven't filled the propane tank since August and our wood boiler wasn't running at full efficiency for most of that time. Also, we still have propane dryer and stove.
My husband has a friend who has had his propane turned off for a few years now. He envies him, but our dual-system is pretty user friendly if we leave for a weekend.

| This is our porch. Used left over old tin for the wall, slapped a double frame around an old chalk board, put casters on an old electric spool we had sitting at the farm and bought chairs on clearance at Lowes. Did this whole area for less than $400. Makes me smile.

Bumping this thread up because 1) it's amazing...and 2) curious if Roan Rider has any new insights after living in the house for a while.

We found out we LOVE LOVE LOVE the in-floor heat. It is a very cozy, even heat. Hard to describe but almost everyone that comes inside in the winter comments on it. More expensive than forced air but I'd do it again in a heartbeat.
I put outlets everywhere. And by everywhere I mean the electrician was poking fun of me for wanting so many plugs. I have them up on the shelf in the living room, on top of a few beams, everywhere along the walls, etc. I love to decorate during the holidays (or anytime really) and don't like extension cords. Our outlets are tied to a switch so no unplugging for me.
Glad we went with less kitchen cabinets (very expensive) and put in a large pantry. Saved tons of money and have more than enough room.
Still love our closets with the slat wall. Makes laundry so much faster.
One thing we don't love is the color of the cement floor. It isn't what we asked for (wanted a marbled look, not splotchy) and the color shows every piece is dirt, dust, footprint imaginable. We have a tan/blue combo in our laundry room and it's awesome. We've lived here for 1.5 years and have yet to mop it. Probably shouldn't admit to that but it shows nothing!  |

I have always always wanted to turn our barn into living quarters and your photos are so incredibly inspirational...my house is 165 years old and I said it would be easier and more cost effective to start with raw space than fix all the stuff in the house...thank you for sharing this |

| Thought I'd share some more exterior pictures now that the landscaping is starting to grow.
Added a fun fact of the day. The white "strips" on the roof are tin panels that stayed in the vinegar longer. They will be first to rust. You can see some rust coming through. The white isn't quite as pronounced in person as it shows on the picture.

It's a metal cactus. We love AZ and wanted to have a little "desert" in the snow belt of MI that we live in.  |
