| This winter or next spring I will be looking to purchase my first home. I am looking for a smaller home with a few acres. Nothing too fancy, just clean and nice. What are your tips on buying a home? What should I be looking out for? I know I need to get preapproved for a loan and I know I need to get a home inspection on whatever home I choose to buy, but thats really all I know. As you can tell I am completely new to this. I have an appointment next friday with my banker to get things started and learn as much as I can.

    Location: Deep South | After you are preapproved, and have all that in line I would definitely make sure you have an awesome realtor that you really get along with!
We're in the middle of buying our first home now and the difference in our first and second realtor has been night and day! Our first one was just pushy, impatient, didn't want to take the time to explain anything to us. We got so frustrated we just called someone else. The one we have now is the complete opposite! Suuuuuuuuuper patient with us, walking us through the whole process, no pressure felt from her whatsoever, I truly feel as though she's trying to get us the best deal she can.
With it being our first there was a lot in the process we didn't know or didn't understand, she's really helped a lot. |

| Don't use Wells Fargo for a loan is all I can say! They make home buying a huge nightmare! |

DITTO!!!
We are in the process of trying to buy our first home now through a USDA loan and it has been a headache but I hope it’s worth it in the end. We have had some terrible experiences with realtors. I hate when they are pushy! Make sure you have a good lump of money put aside for closing costs, down payment if needed, and all the misc. costs. I didn't realize how many fees here and there, there are. Also Inspections cost more then I realized. |

| Be patient.
It is a nightmare, but it will be worth it in the end. Make sure you have a good realtor. DO YOUR OWN RESEARCH! We had banks and realtors tell us that we couldn't get what we wanted, that the certain loan programs wouldn't approve, etc.. needless to say, I found out that some of them really don't know what they are talking about.
I'm glad that we hopefully have our forever place and never have to go through any of it again.

I have had several problems along the way while working with Wells Fargo but thought it was normal stuff that happens, now I am wondering..... ugh.... |

| Man they are constantly in the news no loan thru wells fargo or bank of america we have ag first great to work with and local bank
realtors are a headache period . You absolutley must get a home inspection and 1 that is licenced. go thru the house.and come back certan times of day
also are you a dyi person ? get a home warranity they cost about 50 to 80 a month and can be a huge help if something major goes
alway way extra on the principal and note on check that its extra 50 to 100 each month towards principal it does help

      Location: ohio-in my own little world with pretty ponies :) | We just purchased our first home and got a USDA loan. They are a little more work to get thru but it was the best deal for us(no down payment) we started with one realtor that we thought was amazing but she kept telling us we couldn't get what we wanted and it didn't seem right so we talked with another one and found out our first realtor had no idea what she was doing and didn't follow protocol at all. Once we switched we were in several homes a week and she was very helpful and not pushy at all!! That is the most important thing. All of the above info is great!! Our loan is thru Chase. |

      Location: Northern CA | Familiarize yourself with the type of financing you are planning on using. FHA and USDA have strict requirements as far as the home/property goes. We had our hearts broken a couple times, because we found what we thought were the perfect places, only to find out they could not be financed using FHA or USDA.
Do not use the same realtor as the seller..... been there done that. Huge conflict of interest, and not usually in the buyers favor.
Don't get discouraged. Finding the "one", takes time, lots of paperwork, ups and downs, and is just a pain in the a$$, but it is so worth it once it is yours! |
