       Location: Texas! | My SO and I are looking to move somewhere by the end of summer and are trying to decide where we'd like to be. We just took a trip to Fredericksburg, San Antonio and Austin and were thinking maybe somewhere around there but not opposed to looking at anything else. Really don't want to be in much of east Texas or Houston area but really anything central or north central, we'd like to be in a nice little town that's not crazy busy but has resturaunts shopping etc. I'd like to be close to a decent barrel racing community. |

No we are trying to figure out an area before we look to hard for jobs. We definitely don't want to be IN the city we live in a town of about 8000 people and like the small town feel but also still like going out for dinner. |

Check out the Floresville, LaVernia and Gonzales area's lots of big ranches, small towns but close to the bigger citys like San Antoino, New braunfels, San Marcos. Heck even Seguin is a nice place to be, lots of ranches.

      Location: West Texas | I think the hills just south of Abilene are pretty neat and pretty close to a large town and very centrally located. Humidity really gets me so I don't care for much east of that. One good thing about Texas is there is a lot of neat places....except for Midland (that is where I live ) |

| Fredricksburg is heaven. I really do not know of any horse ranches in the area but plenty of managed hunting ranches. Most of the big breeders are in the N TX area. Fredricksburg has nice shopping, great places to eat, pretty nice entertainment. Kerriville may have some breeders. It is a nice area too. |

I've lived in states with state tax - at the end of the year state tax is pennies compared to federal & state taxation has nothing to do with the high rate property tax in Texas, counties tax on appraisal value it would have nothing to do with the state tax if Texas had state tax. I lived in Oklahoma, paid state tax out of my pay (pennies compared to Federal) my property tax on 20 acres was $588 a year. I lived in NJ paid state tax out of pay (again pennies compared to federal) had 2 acres paid $5400 a year. Now live in TX (taxes based on county appraisal) no state tax out of my pay, have 5 acres and my tax is $4000

| You must live in downtown Dallas or have a row of town houses on your property. I have 7.4 acres with house and 30 X 50 shop and 30 x 30 garage and pay about $950 in property taxes. Did you file a homestead?

I live in Fannin County ... Yes I get a Homestead discount... When I purchased it was only home on 5 acres - property tax was $3200 - then I added a 30x40 barn & a pool - tax increased $800 - I'm hearing Fannin county is one of the worst in property tax...

When we lived on 9 acres we were part of a grazing co-op for lack of a better term, met the ag qualifications. You might look into that if you have neighbors with livestock. |

     Location: Central Texas | Are you ok with humidity? Lots of humdity? We moved east of Austin, near Giddings, about 3 years ago from dry west Texas. What a nightmare for us! I have no idea how people are able to use their horses here. My poor horses are constantly chewed up by all the bugs and they are miserable from the watery air. This morning, I went to feed at 6:30am and the horses are sweating, and they are simply grazing! Some are pastured and some are penned, but they all are suffering. I have not yet figured out how to ride them without killing them. The grass is wonderful, though! The rest of it, not so much. Sunday, I got sick from the oppressive weather and barely made it back into the air conditioning in time. I was only catching and grooming horses to try to ride. I have attempted riding at night, but it is still hot and the bugs are so thick that they drive us crazy. After three years, it seems like we could adjust! There are a lot of horses in this area and LOTS of nearby barrel races, but I quit riding and running because I have not adapted to the nasty climate. It's very frustrating!!!!! So....long story summed up to watch out for the humidity! |

| My sister went to Sul Ross and for some reason, I LOVE Alpine. My son went to Sul Ross but only for a year.
I also love the hill country west and north of San Antonio. I just keep picturing being a kid and playing Cowboy and Indians on horseback in the beautiful, rough country.
Oh, heck, any place in Texas is good for me. I even love the Panhandle, such a different pace to living there. My people are all up there and I love the changes of scenery coming from Corpus Christi to Hereford and Wellington and Amarillo.

| I can only speak for the areas in which I am familliar. I like the East Tx areas of Carthage, Center, Nacocdoches, Lufkin. I also have come to really appreciate the areas of Madisonville and Bryan. Beautiful country. |

Wow, was just gonna say Wyoming has no state tax and low real estate taxes. My tax on 40 acres plus house and all improvements is $1,100 a year. I'm looking for that to change with the coal mines being put under by Obummer. |

Yea I'm not a fan of humidity. I grew up in Florida and South Georgia then moved to Wyoming for 6 years and love the dry humid free. |

One thing about Texas I hate is that the animal welfare is TERRIBLE here and I know many shelters that regularly Euthanize 20 dogs and upwards of 40 cats a WEEK!!! I wish that there were more responsible people in this State, it sure is a HUGE problem of people not spaying/neutering their pets and maybe not adopting... I just pulled a Blue Heeler from a shelter in Amarillo this week that was scheduled to be euthanized. That shelter is a death camp. :( Sorry for the rant, it's just what I think of when I think of Texas.... |

Abilene is like a best kept secret and rumer has it that they are going to build a new horse specific event center at the expo in abilene. If that gets built it will be a big draw. For now we have a very active NBHA district and lota of open jackpots around, but the bigger $ added ones are at Glenn Rose, Stephenville, Alvarado etc. Just an hour and half east. I think the weatherford, Glenn Rose, stevenville triangle would put you in striking distance of all points TX, and plenty to do on your doorstep. But out of the really big traffic areas like DFW and Houston. |

That's not myopic at all.
Sorry, it's the truth, I do love visiting Texas, it's an amazing State but the lack of animal control breaks my heart. I've heard it's such a bad problem that in some cities they can shoot strays. There are currently 17 dogs on death row in Amarillo shelter and that's the norm every week there. I don't understand it... |

We live 45 miles NW of San Antonio and we have a couple of no kill shelters just in our area alone and San Antonio has a great shelter and they have a lot of support from San Antonio and the kill rate is very low.
Galveston is close to Houston..an armpit city, so it wouldn't surprise me that there are all kinds of strays running the streets. |

I love the Clifton area. I lived for 26 years in the Valley Mills area. It is rocky in a lot of places but that never bothered me as I never met a rock I didn't like. You are close to Waco and are centrally located so it is not far to anywhere. I had to move away from there 3 years ago and I still get so homesick. I am between Huntsville and College Station and I like it okay but the humidity is bad. My son used to live in Burnet so that is close to Lampasas. And I would there in a heartbeat. I love that place. I don't know how easy it would be to find a place to live though. |

| I live just north of Weatherford on 18 acres. Brick home, barn and outbuildings and my taxes were $2900. I live in WISD do have homestead and ag exempt. There are literally barrel races every night/weekend within an hour. There are plenty of outlying small towns like Poolville, Peaster, Brock with nice homes/land that are super affordable. Feed stores, Teskeys, Horsemen Supply for all your equine needs. There are multiple big equine hospitals and smaller ones and so many cutting horse facilities. Bobby Cox has a racehorse breeding facility I believe in peaster. |

Barrel races can be found an hr in any direction so it works for me :)
I ride at 5:30AM or 8PM. I keep fans running in the stalls 24/7. Horses get sprayed down every afternoon but are all doing well. New to the area horses struggle the first summer but they adjust. I love the mild winters. Mild as in doesnt stay in the 30's for long.
We have decided to move back to Texas and have seriously started looking in the Hico, Gustine, Lampasas area. 2 years and we plan to be back. |

      Location: The best kept secret in TX | iloveequine40 - 2016-06-24 5:25 AM I live just north of Weatherford on 18 acres. Brick home, barn and outbuildings and my taxes were $2900. I live in WISD do have homestead and ag exempt. There are literally barrel races every night/weekend within an hour. There are plenty of outlying small towns like Poolville, Peaster, Brock with nice homes/land that are super affordable. Feed stores, Teskeys, Horsemen Supply for all your equine needs. There are multiple big equine hospitals and smaller ones and so many cutting horse facilities. Bobby Cox has a racehorse breeding facility I believe in peaster. He's my neighbor! Sweetest people you will ever meet in your life. ETA: Weatherford is where it's at!

You are correct. bugs are worse. until you have to go the emergency clinic so you can make it to school on Monday!!! |
