My husband and I have been shopping for a place for years now!

we arnt picky, just trying to find something within our budget, off the highway and enough land for our horses.

well we finally found a place! fits the bill for everything we had on the checklist, modern updated house, barn, corrals, shop and pasture, lots of pasture outdoor arena and poll shed to lope circles on cold rainy days. and the price is more than affordable!!

one catch, and the only down fall, its WAY out in the boonies. its about an hour from his work, and 1/2 from mine, but any jackpot the closest one to me is an hour and a half from me and farther. our friends are a fair ways from us as well.

it would be very peaceful living for us, beautiful yard! its only driving.... but a lot of driving to get somewhere! the average closest rodeo to us would be about 3 hours to us.

would you buy the place knowing you have to drive hours just to go somewhere, or keep looking to find something more central?

we have been renting together for about 7 years, and have lived on highways, and almost to close to the busy action, and we hate it.. have lost dogs from drivers and we are ready to settle down and start a family soon. being more central is ideal, but the price tag will also reflect... this place is at least 100 grand cheaper than the more central places with a lot more land.

we have looked at so many places, just feeling a bit lost on our decision, and don't want to settle either! sounds so silly to factor something around driving...

I would definitely buy it. I wish I was a lot farther out than what I am. I'd happily drive an hour to work to have an amazing place like that and it's yours!!!!!

Have lived in different places through out my life.  All have been a ways from anything I needed or wanted to go to.  I would not trade it for anything.  Buy it!!!!!!!!!  After getting accustomed to have to drive a little ways you will adjust to it and love it.  The place sounds perfect.

We've been looking to find something similair for a couple of months now (or land and then build our own house) but all would be around drive times like yours. It is not easy finding what you really want, so now you have I'd say go for it!!!

Buy it and build equity in your own place....renting is throwing money in a hole.  Down the road 5-10 years, if you find another place, you will have that equity. I have driven that distance a couple of times for my job and it is kind of nice to have that solitude before and after work. I have always had to drive more than an a couple of hours to compete. The only time that it was bad was when fuel prices were high.

You described my life.  It's do-able, but definitely can be lonely and a pain in the butt at times.  I've never lived anywhere else, so I was never spoiled to having things convenient.

Personally I would do it in a New York second. (Can you afford the cost of driving the distance too and from work when gas goes back to $4 a gallon would be a factor though). When we finally found a place we could afford, everyone wanted to know why we moved so far out in the boonies.....now you can't get out of the driveway in the morning or after everyone gets off of work... We WANT to move farther out....in fact when I see a night satellite shot of the lights I want to move where it is darkest.

Driving and 1 1/2 hours to a barrel race is a regular thing here.

If either of you is a real people person, you may not like it out there. I have a friend who cannot function if she is not surrounded by people everyday. I can goes days without even walking out to the mailbox.

You guys need to decide what You can deal with. Sounds a little like Heaven to me. :o)

I wanted farther out than what I bought. I wish I would have. I am 15 minutes from work and the place I bought had potential. I have sunk alot of money in it, but where I bought my house has doubled in value because our area is growing. I drive 1.5 to 2 hours for a barrel race, some days they aren't very far, but not often. My vet is 2 hours from me, and my horse shoer, is about a hour and a half. So nothing is close except work. I have neighbors, and they are to close to my liking, and I am close to the road. I say buy it!

I live in the boonies.  I drive 53 miles one way to work, which is also the nearest fast food and movie theatre.  Most days, I really like the drive to work- gives me time to plan my day and I show up to work magically organized.  One the way home, I can "detox" and think about what horse to ride where...  I can ride several miles in any direction and not leave our place, nor open a gate.  I buy my UPS man beter Christmas gifts than the ones I give my extended family, since I've discovered Prime Pantry and Boxed.com and Chewy.com.  Running out of milk sucks.  I keep evaporated milk in the pantry for cooking.  HAHA.  Running out of toilet paper is worse.

I love the boonies.

I think it's definitely personal preference. It's not something you can ask others opinion of because it boils down to what YOU can live with.

My husband is like a 6 year old on crack in a car. Any drive over 10 minutes long and he's about to lose his d@&% mind. We live 3 minutes from his job.

I drive approx 40 minutes to work. I don't like it, I wish I was closer all the time. Especially when the days are shorter. I get off at 5 and it is DARK by the time I get home Nov-March. But I can tolerate it.

We don't have kids yet. I feel like that will change things for me. I will want to be closer to them and their school when the time comes. But we have lots of family close by and hubs is right there. So we will be able to make it work. I will just always be the one who's away.

I agree this has to be a personal preference. I was shopping for years... I originally had an offer in on a 5 acre hobby farm, adorable tiny little old farmhouse, enough land for my horses, etc. But it was 53 miles from work. I lost it in a bidding war.

Now 3 years later, I found a place 11 miles from work, much large home, pole shed, house barn and other outbuildings. I am grateful it workout out the way it did. I personally hate driving. I feel unmotivated after a long drive, especially in the winter months.

With all that said, to each their own. I have friends who live way in the boonies. They love it. They're married, I am not. I don't like being crazy far from friends/family.

I lost a house I wanted too. And found almost the same exact one much closer to work. If it is meant to be it will be.

Does your monthly budget allow for this type of drive?
when fuel goes up it can double this cost.

wow! thank you for all of the reply's!!

we are fairly quiet people! we don't mind spending our evenings by ourselves! sometimes we blow off plans with people just so we can stay home and do our own thing!

the drive to work wont bother me! and it doesn't bother him! hes constantly on the road for his job! he does very well for himself so the fuel is okay!

the only thing that worries me is driving to the barrel races, but there's really only weekend barrel races, so if I have to drive I will drive! sounds so stupid when I actually say it out loud since I only do this in the summer!

with it being out in the boonies, we are paying ALOT less than what it would be closer to everything

this place comes with 80 acres and the other place we are looking at has 14 acres and is closer to everything with no shop or barn, and these are both the same price..... if I keep saying all of this out loud its making more sense lol

We bought 80 acres with a house has a haybarn a well, all fenced in and cross frenced loaded with deer and other wildlife and stock tank loaded with catfish and we're about 15 mins from a main town and love it out here. My husband built his shop.. Was the best thing we ever did, I dont like living close to town I like the slower pace. i work my butt off out here but love it, {most of the time}, lol.. We fell in love with this place the first time we looked at it and bought it within that same week..

I pretty much agree with everyone else, aka buy the place. The only question I have is do you have kids or plan on having any? If yes to either question that would be a deal breaker for me.

I think you're leaning towards buying it

You sound like an old story I heard years ago ..

A rancher put his place up for sale and of course was looking at ads on
other properties ...

He called his real estate lady all excited and said he found the place
he had been wanting all of his life... trout stream, beautiful views,
well maintained barns, fences and nice big roomy house ...

She started laughing ... and said ... you silly old fool .. that is the
ad I wrote to sell your place ...

**********************************************************
If you live in the frozen tundra states with lots of bad weather that
might affect my decision or if roads were terribly bad and narrow ... on
how far I had to drive.
**************************************************
Look at it this way ... you can drive 30-50 miles in 30-60 minutes on
open roads ....... or live in town and sit at red lights and bad traffic for
30-60 minutes and travel 5-10 miles ...

**************************************************
You will learn quickly to shop for fresh foods on the way home
after work. And when you do drive to town to shop you will have
a list of several different stores to shop for whatever you need
at home without making a trip to buy paint at Home Depot and then
tripping back to buy groceries .... etc etc
I generally have 3-5 stores I need something from before I make
the trip to town ... I call this riding my circle on one trip ..

If your driveway allows to set a solar powered gate 60 ft down your
drive then do so and add a motion detector solar light to shine on it if there is
any activity ... also you can pull off the road while gate is opening ..
this refrains people from driving down your drive for no reason ...
AND there is nothing more fun than chasing a loose horse down a
country road ... lol

Do some motion sensor lights inside barn and front of house for
the same reasons.

In 5-10 years your area will be too crowded and you will want to
move again ... lol
