Location: middle of nowhere | If you could live in any part of Texas where would it be? I'm looking at barrel races, things to do, weather, size of property, etc. Please be specific of area, such as Waco the Hubbard area or Stephenville Morgan Mills. Also what area should you stay away from? Thanks in advance |

| I lived in the Tyler area (East Texas) most of my life and enjoyed it. Nice weather but it does get humid. We recently moved to Granbury and we are loving it. The land is beautiful, weather is not as humid as Tyler and it is 30 minutes to Stephenville and 40 minutes to Ft. Worth. |

Location: In the Hills of Texas | We moved to Texas 20 years ago. Love the Northern part of Texas (Ft.Worth area) but didn't like the colder winters and traffic. East Texas was way too humid. West Texas is too dry and not enough barrel races but loved the wide open, lack of population. Don't care for anything south of San Antonio. We ended up 45 miles NW of San Antonio in the hill country. Dislikes...rocky ground. Found it to be the best weather to suit us. We wouldn't have moved here if we had needed jobs as you have to get into San Antonio for decent wages. The building has been out of control and it now sucks to get into San Antonio. It use to be a breeze. In reality...our country is getting over crowded. Sad.. |

Location: Texas | I actually live in Hubbard and it works for me. So many barrel races with in a 2 hour distance from me. I guess it just depends on what you do for work. The cost of living is good and if you want more excitement DFW is just an hour north. |

Location: on the fine line between insanity and geniusness | I live in southeast Texas. We are 50 minutes from Huntsville and about an hour from Bryan/college station. The summers are rough- humidity is horrible and the mosquitos are the size of Shetlands, BUT we have very mild winters and there are a decent amount of barrel races. I grew up in Carthage and loved it up there. Close to Marshall and Shreveport and only 30 miles south of I20. We are also pretty centrally located here. I can be in Houston in 2 hours, Dallas in a little over 2 and Galveston in a little less than 3. |

| Brenham--the cows think it's heaven. I like the Hill Counrty. I live near Marshall and we have a barrel race in driving distance almost every night of the week around here.
Personally I would think the best option would be near where you can find work unless you are independently wealthy. |

Location: Texas! | I've lived in a east Texas and it was not my favorite for sure. North Texas is nice but we have settled in central Texas close to waco and love it here. Just bought a house and some acreage. Barrel races within an hour and a half most of the time. Waco has a lot of bigger shows. We also loved the areas around San Antonio. |

Stephenville area, easy access to Waco, Glen Rose, Oklahoma - all have venues that hold big races. In addition you will be saturated with local races to attend in the surrounding areas. Winters are pretty mild, maybe a month of 20/30 degree weather, 50 most of the time. |

Do you have to fly out for work? What do you do?
I live in Bandera - great place, lots of races and easy access to San Antonio. However, I do some flying for work too and have a hard time getting anywhere from San Antonio. Hardly any direct flights. It takes me 12 hours door to door to get to either New York or San Francisco. That always seems excessive....

| Weatherford area is growing in population. I'd say southwest of Weatherford if you choose this area. Compare property tax of different counties/districts. Property tax is out of control in Weatherford.
Love Glen Rose area, and of course Morgan Mill, Stephenville, and Granbury.
Buy over ten acres so you can save on taxes with ag exemption. |

At our ranch rodeo I met a nice woman from Wichita Falls who puts on a number of barrel races. Seems a lot of barrel races to go to all around that area.
I live out back of the beyond in the mountains of far SW Texas. I love it here - but barrel races are few and far between. |

| I live in Clay County, just east of Wichita Falls. There are quite a few barrel races to go to, but you might have to drive a little bit. We have three local associations, plus D&D Productions is headquartered in Henrietta, my home town. We don't have them every night, but we are only 2 to 3 hours from OKC, Ft Worth, Glen Rose, Stephenville, Abilene. Within about 60 to 70 miles are Vernon and Duncan, OK, which are smaller than Stephenville, but have top notch facilities, in my opinion. Most of us work for a living, and the barrel races are scheduled to reflect that. Some trainers, but they don't dominate like in other places.
Most important, we have a great group of barrel racers here. I grew in the southern part of the Panhandle, and have lived south of Fort Worth, and these are the best people, in my opinion. We are friendly, and try to be helpful, and most of us get along. Look me up at a barrel race if you decided to settle here.

I have spent 2 winters in Stephenville and I agree with this. I am from cold country Wyoming/Utah and down there is the coldest I have ever been. All my inlaws live in Stephenville and we moved back to Wyoming. The crime rate in Stephenville has gone up a lot since the first time I lived there in 2009 to the last time being 2016. We lived 15 miles out of town and had a long driveway and someone backed up our driveway in broad daylight and stole over $6,000 worth of stuff out of our shop.

This is the stuff I worry about and dislike. As far as the cold goes, is it extremely cold and windy all winter or is it for a month or two and the rest of the year good?...sorry to hear your stuff was stolen hope they caught the person and got it back. |

Location: NE TX | I've lived in NE TX my whole life. It does get humid and hot in the summer but pretty much from Dallas east and south is hot and humid in the summer. From DFW area west is hot and dry in the summer. So either way it's a hot oven or a sauna. Winters will vary some, south of I-30 area doesn't get as much snow and east of Dallas doesn't either usually. I love where I live, but have a friend who lives around Brenham and loves it cause she is centrally located and can go to whatever rodeo/barrel race she wants in a few hours. I work M-F and can't always get off so most of the time I go to local shows (within 1.5-2hrs from home) and seems like pretty much year around in the NE TX area there is at least something to go to somewhere close. You are only a few hours from DFW, Waco, Texarkana, Houston, San Antonio, OKC, West Monroe.
Property size around here, depends on what you want. There are all kinds of places for sale most of the time all over the place.

Find Interstate 35 running north and south from Dallas/ Okla line to
Corpus Christi Tx. ... use this to divide Texas in half.
EAST OF I-35 HAS RAIN AND GROWS GRASS
and lots of interesting small towns.
WEST OF I-35 HAS NO RAIN AND GROWS ROCKS AND EVERYTHING HAS
THORNS OR STICKERS ..
and nothing but rocks and cacti between major cities.
The tornado line ends half way between Waco and Ft. Worth Tx
Tornado Alley is just south of Oklahoma City from Moore Ok to
Ardmore Ok.
EXIT NUMBERS ON INTERSTATES are also mile markers.
i.e. say your home Exit is 180 where you are going is Exit 240
that means you will travel 60 miles between each exit.
Good to know if you ever need help.
Find Groesbeck Tx ... Look for Lee and Limestone counties
these two have some of the lowest property taxes in Texas.
If buying raw property make sure you can get a county water meter
or water meter is transferrable to you the new buyer.
Your nearest large airports are at Houston Int, Waco/Austin and DFW
between Fw and Dallas (Love Field is in Dallas and Hobby Field in Houston
for SW airlines)
Look for sandy soil ... beware of black gumbo soil and mesquite trees.
Never plow or dozer mesquite trees to clear your property ... you just make them mad,
poison and burn is the safe way of keeping sprouts down, it is a life time fight
and keep in mind mesquite thorns never rot ... and are poison .. watch Lonesome Dove to
see their effects on that guys thumb ... lol
Never build where you find pecan, sycamore and cottonwood trees ..
this is a flood zone ... build up on the ridge by the old farm house.. lol
Obey speed limits or run 5mph below ... every cop has a radar unit and lots
of speed traps where speed may turn from 75mph down to 55 in the blink of
an eye.
Hot bed for barrel races in Texas is from Ft Worth to Waco and over in
SE Tx Marshall, Athens to Tyler .... with lots in between these two areas.

Location: Pilot Point, TX | I live in the Aubrey/Pilot Point area during the week and love it - especially for barrel racing. Currently there are four weekly jackpots going on within 15 miles of my home, with at least a handful more within another hour. It's amazing, and people have been very friendly. You can always count on a tough competition so you know exactly where your horse is running. It's also relatively easy to get to the airport.
The negative is that it is an expensive area to live in - at least where I am off of 377. I'm sure you could still find some nice and affordable places.
During the weekends I call the Stratford/Byars, Oklahoma, area home, and it's great for barrel racing, too. Cost of living is cheaper, but there are always great places to run and tends to be friendly, too.

Not trying to hijack the post, but my husband just got offered a job just inside Oklahoma. But we want to stay in Tx, so we are looking for land in and/or around Henrietta/ Wichita area. Do you happen to know any good realtors around there?? |
