I rent and live on the same property as my landlords. Our houses are far apart completely opposite ends of the property. I have 2 mares and 2 small dogs. My mares have their own pasture and so does the landlords horses. Well landlords have a stud and the stud has some how gotten in with my mares 3 times in the year I have lived here. Mostly due to my landlords letting the stud out to graze on the property or whatever and the stud of course goes over to my mares and they start jacking around through the fence and things. I've had to give my mares a lutalyse shot every time he gets to them. My landlord knows this and knows I don't want that stud around my mares. He said he would keep him away from them and we haven't had any issues for months...well long story short...the **** stud is out again and one of my mares looks to be in heat and he probably has already gotten to her!!! The landlord is letting him out again!!

On another note about the dogs...Landlords have 8 dogs and one of them has attacked mine about a total of 4 times. Twice now my dogs have had to see the vet for major injuries. Landlords has paid the vet bills both times..but they continue to let this dangerous dog run around and this dog is out to kill mine. My dogs do not run around either,both times it got them bad it was on our side of the property.
They keep saying they are going to build a fence for the dogs but never do it. First attack was in April. The last attack was last week...

At this point I don't know what to do. Landlords have always been nice and we have always gotten along but they are not controlling their animals..Legally I'm wondering if this is grounds to terminate our lease? Also wondering what Tx state laws are on studs? I heard that stud owners are responsible for ANYdamages to a mare. My mares are quality mares one is an own daughter of DTF.

I don’t know how close you are with these people but would bringing up these issues to them in a “can we mutually cancel our lease” be an option? You aren’t asking them to do anything crazy accept stop harassing you and let you move on with your life.

We probably could they are nice and always have been. But moving also isn't that easy. Finding horse property to rent is nearly impossible plus our daughter is in school. We had a talk with them last week about the dog after this last attack. They don't want us to move. They said they would be willing to put the dog down but that they want to try some things first. Like get it fixed and build our fence...but they said that in April too and never did it.. I just don't know what's it's going to take for them to actually do something about the dog?? They also said they would keep it penned up till our fence is done...but nope it's still out like nothing happened....Just this morning the stud was out jacking with my mares...I'm about to lose it...I've been more than nice about these 2 situations that KEEP happening...So does anyone know that if this stud hurts my mares or gets them pregnant, if he is legally financially responsible?

I just can't figure out if they are just that stupid or just don't care??? To me even though this is their property..they choose to rent it out like this and they should be respectful and control their animals.....We pay 1500 a month. This dog has attacked their own dogs too in the past...its just a mean aggressive dog....and if I was a stud owner, I would never just let my stud loose to roam around and be able to get to other people's mares!! Sorry I'm just venting now

Sounds like they just don't care. I feel for your situation... I'm sorta kinda in the same boat but mine is with my in laws! They did finally get their dogs under control so they quit coming up to our area killing my chickens and cats! Now if I could just get them to keep their kids on their end I'd be happy lol! We are moving as soon as we can. $1500 is a lot to pay in rent you should be able to live in peace for that! I think I'd just have a heart to heart with them if your relationship is as good as you say. That'd probably be your best bet.

I would just take steps to protect my own animals. Electric wire on the outside and inside of the mares' fence, and build a fence for the dogs yourself. Fence out the mean dog and protect yours from getting hurt.

I had similar problems where I used to live. It wasn't a landlord's animals, but I did live in sort of a subdivision. I didn't want to sue anyone or shoot their animals. So, I just fenced them out.

That's what I said to my husband this morning. That we will probably have to build the fence ourselves. I doubt they would let me put the electric wire up.
He has only been letting the stud out this week because he's working on another rental property they have getting it ready for new renters. It's a little cabin that's next to the barn in his horses pasture. He's leaving the gate open so he can come and go. He told me he was keeping an eye on his stud while he's working and he was locking him back up at night...but last night he left him out right next to my mares all night and sure enough my DTF mare has a big mess down her back legs and some marks on her rump...I did move my mares to this tiny little pen away from everything else this morning. I didn't know he left that dang stud out all night till his morning either..

At this point I'm just considering rehomeing my dogs. That dog will kill them if it ever gets the chance...which now my dogs are basically confined in the house for safety (which I don't like). I don't really like dogs in the house..

So does anyone know if it is Texas state law that stud owners are responsible for anything that happens to a mare?

Yep, put up some hot wire for your mares. Can you get some cattle panels and some t posts and make a pen for your dog's next to your home? That's what we did for our dogs. Works perfect. If your landlords give you trouble with the hot wire just tell them you'll take it down as soon as he keeps his stud put up.

I had an issue where I rent a place for my horse. The renter across the street let their pig run loose and it was terrorizing the horses, getting into their feed, pooping EVERYWHERE, and just being annoying. I called the local sheriff which in our county handles animal control. They got a final warning (I opted to not have a citation issued) and never had an issue since.

If I were you, I know it may cause issues, but I would make sure you have all your documents together documenting when everything happened and call your local sheriff or animal control. Documents from your small animal and large animal vet both, documenting damage done to the dog and how many times you've had to give lutalyse. It may make your land lord upset, but you have to look out for the welfare of your animals. You may want to also at least contact them about their local laws involving companion animal and livestock issues like these. Every county is different.

Otherwise you will have to buy stock in antibiotics, vet wrap, and lutalyse.
