 The last few years I have rented a barn & pastures from a person- Just my horses & the owner had nothing to do with them. To make a long story short, recently the property was sold & the new owners moved in. Currently, it's still only my horses, but the new owners want to either eventually buy a couple project horses/board a couple horses. There are four stalls in the barn, & I have two horses.

While I don't love that... I'm more concered about the contract the woman gave me to sign. There's a section that reads-
"If Boarder breaches this Agreement, if Horse becomes sick, disabled, injured, or a danger to itself or others, or if Stables ceases to be able to provide services to Boarder and Horse hereunder, Stable reserves the right to require owner's immeditate removal of Horse, and to find alternative boarding for Horse if Boarder fails to do so. Baorder agrees they will be fully responsible for all altnerative boarding charges so incurred."

If I'm reading this correctly, by signing I would be effectively giving them "permission" to move my horses for any reason they come up with. Interestingly enough in the beginning of the contract it states that the Stable must give 30 days notice if they can no longer keep the horses.

Am I being overly paranoid, or would you sign this? I haven't ever really boarded my horses, & never had to worry about a contract with the old owner. Is this a standard clause??

ive always had to board my horses and i wouldnt be signing that without some clarification first. I've never seen that in one of my contracts. They've always agreed to give X days notice if we were to leave unless stated otherwise/if we breeched contract. To me, it sounds like if they decide one day they just dont want you there anymore then they can make you leave without any real reason. Since it says in the beginning they would give you 30 days notice i would be clarifing it with them. It's contradicting in my opinion. If things get sticky, i would start searching for another place to board, it sounds like thats not going to be a fun place to stay at after a while if they are already looking at ways to be able to kick you out quickly.

Just ask them about it. She could've just pulled something "generic" from online...doesn't necessarily mean the new owners will be hard to work with.
Best case she reads it and agrees to re-word the contract. Worse case she's crazy and you move.

Have a nice sit down convo to really get to know each other before you enter this relationship. It could be better than your old owner, or it may be something you don't want to get into.

My guess is that they pulled information from online to compose the boarding agreement. I'd have a quick meeting with them to clarify the terms. If that is truly what they want included you need to find another place to board ASAP as that is unrealistic and you could find yourself removed. Those types of terms would be written into a contract with the intention of removing unwanted individuals instead of just ensuring you have boarders that you fit your program.

Most require 30 days notice for cancellation for both boarding facility and the boarder.

I would not sign this or any thing else they want you to sign.. I would talk to them about this first befor I decide to do anything. This could be their way of telling you that they want the place for themselfs and would like you to find a different place to board, thats what I'm kinda reading into this contract, so its better to talk to them in person so you can find out what really is on their mind.
