but, the short answer to your last question  was I a million dollar producer last year........... Â
YES........... actually 1,872,000.00   Last year and so far for this year I am at 894,000 and the year just started  :)

I have owned real estate offices since 1972 and been a broker in 5 different states and have seen practically ever sham and lots of agents that are self ordained and others that are mice and study all the time ....
You think you have the answers and your broker is doing you a disservice by not correcting the direction you are headed in some of your answers ....
By your figures and the typical 1.5% commission agents receive your $1,800,000 x .015 = $27,000 in gross income before you deducted your taxes, expenses and fees. Maybe this link will help you understand that you need to sell more than 3 million in sales each year to end up with some money to pay your regular bills ....

| There are excellent realtors out there and not so excellent realtors out there. The realtor who was representing the property we bought was terrible. We were just looking at land and did not have a realtor representing us when we found our current place. There was a house and several out buildings but most are being torn down, we were interested in the land so did not feel the need to have a realtor. We had all documents reviewed by our lawyer before signing. We got a heck of a deal. We had an excellent realtor sell our place after we bought this one. As others have said, get someone to represent you, shop for a realtor you click with. |

I will tell you that no way on God's green earth will I be disclosing ALL of my financial information and going over it with a "fine tooth comb" with a "yo-yo" working in your office. That information is between my BANKER and myself. I will give your "yo-yo" a range of selling prices and what type of property I am in the market to buy......and you can go from there..... |

I would never go over my finances with an agent. When I bought my house, I was 21. I told the agent that if they needed something, I could get a pre-approval letter from my bank (which I did). Then we looked at homes in my price range. Easy-peasy |

We used both when we were hunting property down here. We looked for almost three years. I would search the "net" and then contact the agent working with us to set up appts. to view and to find others. Then when we made a trip down, we had five or six properties that fit our "needs" to inspect. |

   Location: Moved to Montana | The thing about properties on the "net" is depending on the site they may or may not be available or still listed. Some sites are good about being current some pull everything off the MLS and keep it forever to get hits. Finding a good person to work with will give you the advantage of knowing the market in the area and what similar properties are selling for. Many realtors will ask what you qualify for as far as your finances and some will give advice if you ask for it but that is really between you and your lender. In a hot market the realtor may ask you to prequalify so no one wastes time looking outside your price range...... But there are not a lot of hot markets at the moment! Go to an office and interview a realtor or two to find one you want to work with.... Remember they work for you! |

You're correct, we don't need to debate. Your figures you posted on my sales and commission are no where near close to what I made or get paid off of the closing of a home. You asked if I was a million dollar producer, I answered you. I will say that if my broker had your attitude, I'd find a new company to work with. Oh and BTW, 2013 was my first full year as a Realtor (I was licensed in '09 and never went to work).
I will say again, you can print words all you want, but, much of what you said in your posts, was not accurate....but, then I've seen you do that on here before with many others when you believe you're correct. |

      Location: Prosser, WA | I think a good realtor for properties with any kind of acreage can be really hard to find. We went through a lot of them. Seems like most would send us a few listings and then we wouldn't hear from them again. I will say we were picky and were willing to wait until we found the right property so maybe they thought we weren't serious. Just couldn't see spending a few hundred thousand on a place we really didn't like. LOL. |
