 I am looking for any and all input on building a barn/house structure. I live in the north east so there are a few things I have to keep in mind but please anyone who has done it or lives in one please post pics, info builders anything.

I do not live in one but have done a lot of research as I hope to one day. A few things I was told... insurance can be tricky to get and more expensive. However, insurance companies prefer you have separate storage for hay in another building. That you combine your plumbing (put bathroom on top of wash stall or water source). They also prefer you do not live directly above the horses themselves as in the stalls. If you make your living space on the end where your tack, feed room, etc is.

Good luck on your dream. Hopefully I get to live it soon.

Bump this back up on Monday. There are several BB's who live in barn houses. I used to live in a barn apartment and I LOVED it. Plan to build a barn house someday. My living space was in the loft above the stalls, which I liked but it was really noisy. Especially come feeding time, the horses would bang around a lot. I didn't have much trouble with dust or flies, but the owner of the barn used a fly spray system and she was OCD about keeping the barn super clean. Like used a leaf blower every day to blow out all the dust/hay/shavings, etc and power washed it very frequently. LOL.

Sand Creek Post and Beam and Barn Pros websites both have floorplans for barn houses you could look at to get ideas.

Also try a search for past threads on this topic.

I saw one in Minnesota that was built into the side of a hill... the bottom (basement) was the barn. Then they put the garage on the top side of the hill and the house was beside the garage. Was a split level house part.

I'm sure they have some really heavy duty braces above the barn to hold the cars up.

ETA: While in Minnesota I always thought would be cool NOT to have to go out into the cold to feed.

There is a business on Facebook called Barn Pros that has lots of really cool plans. All sizes. You buy the kit from them and have your own contractor put it up for you. They also have a website: www.barnpros.com

I have a friend that has one and I love it.  It is not 2 story.  She has an apartment about 980 square feet.  Really cute front porch.
You step out the back door and there is about a 40 foot concrete breezeway that if has to be she can put hay in but it works as a carport but is usually just empty.  Then that is where the stalls and stuff starts.  The breezway is the length of the house and midway of the breezeway the concrete T's into it with first on the left her tack room then the size of two stalls is where she keeps her hay and feed.  Then one stall.  On the right side is 5 stalls with runs.  Her wash rack is outside behind the tack room.  It is fixed up so cute!
