Does anyone out there have knowledge as to if there is a cap on the percent increase of an individual's property taxes per year in Texas? My taxes increased over 50% from last year and I thought there was a 10% cap per year, Or something like that?

I am hoping there is a mistake and I have not called the tax office yet! Hoping somebody can give me some ammunition for when I do call them!

We had that happen to us a few years back. With all the California people moving here and paying 3 times what property is worth, they did a reassement of property values thus a huge increase in property taxes.

here in ga you can protest but there is a time frame also when you do u need all the back u can get and hae it prined out also have your property apprasided

i fought mine and won not all i wanted but it did drop

I do know there is an appeal process for Propetry Owners to contest their Tax Assessments. However, the owner should be well versed in propetry values and assessments because the Assessing Organization will not be exactly easy to deal with or cooperative for that matter.

Our assessment board is just "regular" citizens (3 of them). I protested one year and a 19 year old was on the panel. Really?!?! Hahaha!

I always protested ours but once my husband turned 65 the school portion (which is the biggest chunk) got frozen. Texas real estate taxes are high but it sure beats having to pay a state tax on top of real estate taxes so in the long run the taxes come out cheaper.

here in gosper county nebraska; property taxes are extremely high compared to surrounding states.

We have 1 school and two towns (Elwood 761 residents x Smithfield unincorp) A total of 1200 living souls total in our  "rural" county.

Our property taxes also support 2 lakes ( Johnson Lake & Elwood res)  

Our population has decreased so much, our county is "Giving Away" FREE Lots to build on.  Hence, now we have "city slickers" coming in building million dollar homes which is fine by me, until county assessor re-evalutes property values which our farm house has been standing since 1872.  Shocking Property Value Increases! 

We did in fact protest property tax increases 1 time (ONCE) since they have passed a bill allowing tax rate to rise above 100% of property vaules. It raised up to 125% and now raised again 150% of property values) I fear what next??? 175%???  

We did in fact protest! Shortly thereafter; we got a letter in the mail stating "quote" should you protest, this allows the county assessor access inside your home to evalute then assess updated values.  

Since we have been remodeling our house, wood floor, granite countertops, re-doing the basement, ect.....knowing state & county laws are changing so rapidly can hardly keep up with their shocking increases! One state over property taxes are 1/3 of what we currently pay here.  

Question: can they 'by law" assess value of the inside of your house? 

I would like to protest, but also afraid to ask when did they pass this law to where they can come inside your home to assess value? Afraid to ask, since they will more than likely show up at my door wanting to assess the inside? Just like they did last year when we put a new deck on the back of they house. No phone call, no warning, nothing. 3 people show up, measure the deck, measure each building, each concrete driveway, each horse shed. I have no problem with this, but let me know ahead of time so I can put the dogs up? 

We bought, worked very hard and paid for this place. We pay INSANE property & personal taxes each year. And we feel we have no privacy living on our property. Oh wait, we don't own this place (they do) we just pay out the nose to live here.

In our county, you can protest in June. The people on the committee are the ones that work in the appraisal district office. Now how do you think they are going to vote? Look at your appraisal and check to make sure that they do not have some dumbass thing on the roll. I have a friend that has a tiny roof that is over her front door. It was built when the house was built in the 1950's. They tax her for an addition to the house. I think the school district has to vote for a tax increase but the appraisal district can increase the value of your property when ever they want to. My property taxes are ridiculous too. Make sure that your property has a homestead exemption. It will not help this year but it will next year. You can homestead 10 acres in town and 100 acres out of town. I looked that up. The apppraisal district told my neighbor that they could homestead the one acre around their house. If you have more than 10 acres tell them you have a few cows. You can get an AG exemption, but a homestead is probably better. Hope that was clear.
