| So my fiancΓ© and I just bought 15 acres yay!! We are so excited it's the perfect place so now deciding do we want a barn house or regular house. If we did the regular home we would have also build a barn. Hmmm so many choices. Also we are in north Texas any recommendations on builders for barn homes or regular homes? Anybody know a genaral price per sq ft for barn homes compared to regular houses in north Texas area? Thanks |

     Location: Oklahoma | You might check with Insurance first. Have heard some wont insure bc of fire hazard or there has to be built a certain way. Not saying you can insure a barn house just heard its hard to fine one that will |

| My husband and I built a metal house about 5 years ago. It does not share a barn under the same roof. We found it was much cheaper to build a metal house. Building a metal house offered us the ability to have an oversized 2 car garage and a large shop all under the same roof as the house. If we would have gone with a traditional house we would have not been able to have a shop at all and we would had an attached carport, not a garage. I do not know if the pricing would be the same now. It might be worth looking into to building a metal house and then a seperate metal barn. That way you are not sharing the barn under the same roof. |

   Location: KS | ^^^^You might share with her what you use for insurance. From what we priced (in KS) and shop house wouldn't be much different than a barn house for insurance purposes anyway, a shop would actually fall under a more liable item due to what work is done in a shop (welding, torching, etc.) compared to what is done in a barn.
We put up a new Morton home (which is a wood frame, steel covered building) a year ago after losing ours in a fire, we looked in to a shop home and decided against it bc what the overall cost was going to be as well as taxes and insurance. We instead opted to put up a fairly nice sized home and my husband put up a shop not to far from it this year. It was more feasible for us and after being through a fire I felt better about having our shop/garage detached.
Lots of options out there for you to look at.

We call it a shop but in reality it is used for storage of lawn mowers, household items that usually go in an attice, etc. Nothing flammible inside the shop area except what is in the mowers.
We have not had a problem with insurance at all. We are insured through Germania and our insurance is cheaper or in the same line as a traditional home. |

   Location: Oklahoma | It is the only way I would build from scratch. Have lived in one house/ barn with 6 stalls, tack and laundry downstairs, 3 bedroom and deck above. At 50 plus I like one level now lol. A friend has a shop/ house.. 2bedroom. It has the stalls in an overhang but they are planning on setting up in the hay/implement shed instead.
In OK here they do not want to insure or mortgage a barn house, or a wood stove..so you have to do a shop /house instead. Can't have the run in stalls attached either. Ones you see people added after...
I think there might be extra construction you could do to get around the fire regulations.. Seperate building hay storage , concreted feed room , etc etc. |
