Any idea how much those typically cost?

The reason I am asking is because my grandma randomly gave my brother and I 1 acre each. It was 2 separate acres on her farm my grandpa had set aside for if they ever decided to build their "dream house". He died a couple years ago and it never happened. I think she is worried about what will happen with that property when she dies. That side of the family is already fighting over property (my grandpa and dad ran a cattle business together - my dads other 3 siblings live in cities but are mad that my dad keeps getting the farm things) and she knows that if my brother and I have part of it it won't go anywhere.

Anyway I'm just trying to figure out if it would be possible to set up a very small horse property. Like room for 1 horse with a mini or donkey as its buddy. It's in the corner of the farm property and IF my grandma was always going to be the owner she would have no problem with me using part of "her" property, but I'm trying to assume thats not possible.

My horses all live in fields that are less than an acre each already so I think they would be fine. We don't rely on their pasture for food. They get hay year round. This property has pretty good drainage and the cows cause almost 0 mud which blows my mind. Where my horses are now (10 minutes away from this property) they just get muddy at their gates and going in and out of stalls).

I live in WA and I haul to the fairgrounds to ride so I'm not looking at needing an arena or anything.

This is also not happening anytime soon. For one I just started a 1 year rental lease and 2, im poor haha

I'm also not thinking of this being a life long home. I'm just spitballing ideas trying to figure out how to make use of 1 acre

I'm no help on costs, but would like to throw a few things out for you to consider in addition (I used to be a title insurance agent, and worked in real estate as well).

First, when you say she "gave" you the land - was this via a Warranty Deed or Quit Claim? Unless there is a Warranty Deed, you may find yourself having trouble securing a lender, as well as should you ever need to sell. It sounds as though the family situation could deteriorate and the entire property could be contested and a surveyor called in.

Do you have public road access? If not, is there an access easement specifically on your deed? I ask because you mentioned in was in a corner of the farm. Again, this can cause problems with securing a loan and future sale/worth, not to mention the legal mess that could possibly ensue with family members.

How close are you to utility access? If you have to run water and electric a great distance, you could be looking at some major costs.

Not trying to be negative, but you mentioned you are looking towards the future and planning on this being a lifelong home. Without a clear title, you will have a lot of money tied up in something that is not marketable (and face the risk of having your 1 acre involved in litigation).
