Has anyone ever built a barn with an apartment? Seriously considering doing this and wanted to get input, the good, bad, cost from nothing to everything being fully finished and ready for move in...any recommendations? pros? cons? TIA

My husband and father in law where considering an indoor arena with an apartment about 12-13 years ago. Didn’t end up doing it as FIL’s hours at work got changed. Husband ended up building a modest house on a slab that we are adding onto next year. That indoor arena is still hopefully in the 10-15 year plan.

Cost is totally going to depend on what you want. A 500 soft studio attached at a modest 4 stall barn and a 1500sqft 3bdrm/2 bath on a 20 stall barn set up for boarding are both technically barn apartments, but very different cost structures. A local builder is your best bet.

You’ll also want to talk to your insurance agent and see how they will look at and insure a setup like this.

 We built one, I loved it.  It was pretty plain, we built in with the intention of living in it while we sold our other house but I liked it enough that we did not ever build the house.  I would have dressed it up a little if I had known we would live in it for so long.  Ours was around 2800 sq ft, the home was in the front part -2 story and through  the garage were the stalls.  I loved being able to go through the garage in any kind of weather to feed.  You could hear the horses sometimes but it was not bad, we had s fly system to control the bugs.  I would not build over the stalls but something like we did with a garage or something giving you a little separation.  I bought a program at Walmart and did the floor plan myself, my husband built it.  Cost is subjective just like building any home or barn, depends on your finishes etc.

Bumping this up to see if you get more answers! I’m interested as well. If we ever build- that is what I want. I have a general idea of my layout because I want a full house and barn. It’s always good to get some first hand info from people that already live in them!

Most of the ones I am seeing are with the horse/barn downstairs and the apartment above the horses, has anyone seen one with everything on the floor level? I lived in an upstairs apartment and I really do not want to live upstairs ever again lol

We are building one this coming spring. Apartment will be around 700 sq ft, same level as the horses, 8 stalls with runs, wash rack and a 900 sq ft hay/shavings/feed room. My only advice is to plan, plan, and plan some more. Make sure you know exactly what you want and need before you start building. We have been working on our plans for about 2 months already and we aren't building until March...

I have been living in mine for a year now.  I love it.  It is a 42' wide x 60' long with a 12' x 15' enclosed portion of the 12' overhangs on both sides morton building all one level.  The apartment is 1080 sq ft 2 bed 1 bath down one side  with a 14' wide isle and 4 stalls with dutch doors and 12' x 48' runs off the other side

Noise noise noise. I have lived in two different barn apartments and you hear every snort clanking bucket whinny urination stomp and kick lol. It's super handy for sure but pay attention to trying to diminish noise if st all possible.

I want my house on floor level too. I’ve got in mind what I want, I just need to see what it will cost to build. I know I’ve talked to several people that said you have to build separate hay storage area in order to get insurance.

I'm not sure I could share a structure with my horses! The barn is a good ways away from my house but I can hear everything they do! Especially around feeding time...they think if they bang on their feed buckets I'll hurry up!

We have stayed in one quite a bit. Office, dining, kitchen and bathroom and laundry on the main floor. Access to the bathroom from the barn, everyone uses it. There is a sitting room upstairs with the bedroom that has 2 queen size beds in it. The entire place should have been insulated better. In the summer the upstairs can get hot. Bathroom freezes up during the winter. The only time you really have any privacy is if you are upstairs. People constantly coming and going. Kind of a pain to have to walk downstairs in the middle of the night to use the bathroom.

Yes, the dogtrot houses had the run through the center that was under the roof but not indoors. My mom loved antique homes, and her dream was to restore a dogtrot house. Unfortunately, she never found one in good enough shape to restore.

i did in 97 never again dumbest thing i did but my was the arena  that we rode in red dirt everywhere could not get away fron it plus i wasted 50wide by130 long of arena  ythe house was 25 wide 130 long 2 story
?dumb dumd dumb

?but in a barn i would definely do it again not an arena
