Expert Posts: 2128	I am a small business owner with plans to build a retail shop on my home place. Has anyone else done this? What guidelines are you required to follow? What all permits if any would I need? Thanks in advance.

Elite Veteran Posts: 612	I am sure that you know this, but when you do this, be sure that you add the business to your homeowners insurance. In case that you ever had a claim - either property or liability - your homeowners insurance won't cover the claim if they were not aware that you had the business there.

	Like the others said, it all depends on city, county, and state requirements. Make sure you have all permits in place before beginning the building process, as our county building and planning department has made people tear down shops and garages they didn’t have permits for. Another thing, make sure your business “rents” the retail space from you as a person. We are planning on doing this with our clinic/treatment area in our barn house this spring. If your business gets sued, since it is technically renting the space and doesn’t own it, the people suing you can’t take that away from you. If it’s all tied up in the business, that can be taken or foreclosed on if your business gets sued or doesn’t make it.
