I live in Kaufman County. LOTS to do. You can run any night of the week with an hour or less drive.... Its neat to show up to a weeknight jackpot and 3 or more NFR qualifiers are running. The competition is tough but it makes it more fun.
Personally Ive not found the local barrel racers to be friendly. Really clickish and you make one mad, no one likes you. Ive gotten to the point after 9 months, I go, I hang out at my trailer, make my run and go home.

Ive really enjoyed going west to run. Ft Worth, Weatherford, Azle... The people are friendlier.

Be careful of where you buy - there is a lot of black dirt around Kaufman - look closer to Terrell to get in the sand. Black dirt will make your life miserable.

I live in Parker County and the races are much more friendly out this way.

It isssssss a little too close to Dallas for my liking but I'm not about to tell her she can't live there because I hate Dallas. 
But: 
I hate Dallas and depending on where you're coming from you will hate it as well...  BUT! Welcome anyway HAHA

Kaufman County will put you perfect between the stuff that goes on around DFW area, east of there to the LA border and south around Buffalo and in that area there are a lot down there now. That is actually probably better located than I am in Tyler cause there are some I see in Dallas but I don't want to fight traffic for 2+ hours to get there cause I'm a wimp.

Welcome. I live in the southeastern corner of Kaufman County, about halfway between Tyler and Dallas.  Lots of barrel races, roping and rodeos withing about an hour year round.  Yes, be careful of the black dirt.  We have pretty good ground around here.

Something else to be cognizant of is whether or not the real estate is in agriculture exemption for property taxes or not.....................Ag exempt status saves mucho dinero on property taxes!
