My First LQ Trailer! Now how To Take Care Of It?
Location: midwest mama
I recently bought my very first Living Quarters trailer. I know nothing about taking care of it. I have the manuals, but want to know from you all what some tips are for taking care of it.
Do you keep it plugged in all the time you're not using it?
I live where it's hot - do I run the air, or if I can't how is the best way to store it in the heat? Windows open?
Any other tips/hints/suggestions would be greatly appreciated!

I keep it plugged in all the time to run the fridge.
I use “biopaks” that I get in the RV section at Walmart to treat the tanks, just drop one in the toilet at the beginning of a trip. I’ve yet to see a single piece of TP when I dump my tanks out.
I don’t run the air all the time, just when I need to.
I keep a full set of bathroom stuff in there along with towels and a change of clothes, makes for less stuff to forget when packing, and sometimes even on a day trip one enjoys a fresh change of clothes or a shower.
You’ll want to winterize it properly if you’re in an area that has winter. I use a local RV place to winterize because they’ll stand behind it if we do have a problem, and I’ll have all the paperwork if we do sell to show that it’s been winterized. If you don’t have terrible winters I would still empty all tanks and blow air into the lines, and try to remember to run a space heater or the furnace if you do have a string of colder days.

I just got my first lq too! I'm hoping they have it ready for pick up any day now! I'm going to ask the dealer about maintaining it properly so it stays in the condition it is now. It looks practically brand new inside the lq.. outside has a few wear and tear scuffs but nothing major. It's a 2014 sooner. We lived in a big rv for a year so I'm familiar with treating tanks.. although we won't be using it very often. I wondered about keeping it plugged in while not using it too.

Here are some huge things you need to keep up on,
1. Keep all appliances serviced. Make sure frig vent is not plugged by leaves or insects. Take panels off on outside and check monthly. Doesn’t hurt to blow the dust off out of there to.
2. Drain and flush hot water tank couple times a year. If your water heater has a diode, replace it.
3. Reseal the seems on the roof Every other year or so.
4. If you have hard water at home or where you fill on the road , use a water filter when you fill your fresh water tank. Over time the scale from hard water will plug your lines and toilet valves.
5. If you travel frequently and use the frig , it is better to leave it on and plugged in rather than on/off weekly.

If you have a generator on board run it at least once a month with the airconditioner on full blas for 2 hours. And get a carbon monoxide detector for when you run the generator while you are in the trailer.

Stabil in gas generator and do start and run monthly.
When you winterize either have it done professionally or have someone who has done it in the past to show you the tricks the first time. The toilet is sometimes a trick to get the water out of the pipe, be sure to have someone hold the flush peddle down when blowing the lines down. If you plan to just keep the heat on during cold open all the cabnet doors as well as cover or door where the pump is located to allow them to stay warm.
