      Location: dead end road | Ok as you guys know we went to make an offer on a house last night. When we got there the lady was like we HAVE GOT to get our offer in TONIGHT, the place has been shown 8 times in 36 hours and we had 22 phone calls this afternoon regarding the house. Do you think she was for real or was she just blowing smoke up our rear, many people have told us that she was just blowing smoke up our hiney's. Any thoughts or suggestions. Also she made us feel like we were wrong for making and offer and not paying full price. I felt like she thought since we were young and first time buyers we would do what she said but we made an offer instead

| Unless there is someone working on a purchase agreement, there is no definite sale on the house. A home is only "pending" if there is a fully-executed purchase agreement. Verbal agreements do not work and I wouldn't allow this agent to push you into anything. You don't HAVE to do anything. Is this person also listing the house? Remember if they are listing the house and showing it to you, they are working for the sellers, not you. Hope this helps. |

That is the first thing I would, is see if this agent is double dipping and if so, go and get your own agent. That way that person is working for you. There is nothing wrong with making a low ball offer, all they can do is tell you no, then you counter them with a little more. It's all a deal of bargining! |

      Location: dead end road | Well to my understanding there was no other offers on the house. We made an official offer/contract on the house last night. Gave them until 6pm tomorrow to get back with us. They said they should be able to get verbal by this afternoon but I am not sure. The agent we dealt with last night works for the company the house is listed through. We were just driving and called the number on the sign they had put out, and ended up with the lady. Guess we will just wait and see what happens. |

    Location: Washington State | Been down this road many, many times. And the above poster is correct. If this person has also listed the house, she is legally bound to the seller. Never, ever make a full price offer. Always offer AT LEAST $10,000 less than asking price, if the house is over $200,000 make the offer 20 to 25 thousand dollars less. Let the sellers counter the offer. Also, if there is already an offer on the house, then you can make a back up offer and the original offer is now subject to a 3, 5 or 10 day bump (depends on how it is written)I would call another agent,out of the blue and get the scoop on any such offers and any other information. You are not bound to the agent that showed you the house. Get another one that you feel comfortable with. Also, a good idea to show a seller that your are serious is to already have your letter of financing approval from your lender.

     Location: Oklahoma | Had an OK real estate sales associate license, now inactive for 1 year. OK now has a law where you can choose to have a buyer's agent or a seller's agent. If I were you, I think it would be very wise to hire a buyer's agent, who will work only for you. |
