Location: Missouri | I'm not an expert, but grew up in construction....my step dad was a custom builder for years before retiring and my dad build and sold about a dozen houses in a 15 yr period, so I've been exposed to a lot. I'm going to say no....I don'teven think you could get all the materials for that. That's only about $42/square foot. When my husband and I considered building, even using "spec house materials" on everything and doing some work ourselves, we were figuring about $90/square foot and both my dad and step dad said that was really pushing it, and we would regret using the basic materials on everything in th long run. We decided not to build.
Are you guys doing all of the work yourself? How much work will need to be done to the site to prep for a foundation? What type of foundation? Also, homes with 4 corners are significantly cheaper to build than homes with 6, 8, plus corners. Does the land have a septic system on it? Here in MO, that'll run you $15-20k in and of itself, but we also have a lot of rock we have to work around and that adds to the expense.

Location: Kansas | I would say no. Maybe 40 years ago but not today. We built one in 1993 that was 1200 square feet with a basement and it was right at $88K. That was a long time ago and we tried not to go overboard. Dread to think what it would cost today.

I have been in the business for over 50 years and no you can't. 100 a square foot is average to start with. The cheapest way is to turn a pole structure in to a house and did bare bone builder's grade thru out. that might get you down to 75 per foot on a improved lot. |

This^. For many different reasons, material costs have sky rocketed. I agree, for a basic no frills home you are looking at $90-100/sq ft. My husband is also in the business and he comments all the time about escalating material and labor costs. |

It depends on what part of the country you are in, in Texas it’s much cheaper. My daughter just bought a new construction, nice quality, a few nice finishes, $110 a square foot |

I wish we could find new construction for $110/sf here! Depending on the school district you're buying in, new houses typically go for $150/sf plas around here in a cramped neighborhood. :( |

Very true! It definitely does depend on location. In our area it’s $200/sq ft. Always better to set aside a little extra money when building a house. You always run into unexpected things. |

| For the price you are wanting, that’s about $42 per square foot. The average cost to build a house is $100-$150 per square foot. The only way to get even close to that $42 is if you do all the work yourself and have someone that will give you at least 60% of the material for free. That probably won’t happen unless you are in the industry and are squirreling away items from a large group job site that are being thrown away. |

Location: East Texas | We built our house 6yrs ago for about $65/ft2, and it is a pretty nice 4Ksqft. We self contracted and did a lot of the work our self. Also got a better deal than most contractors at the lumber/hardware company that we dealt with.
So $50K might get you the materials, but you will need land, utilities, etc. It all adds up in a hurry. Find a local contractor and see what he says. You never know.

| No. I have $55,000 worth of quotes on my desk right now to add on 32’x30’ to our house. This does include a basement so we’ll be adding close to 2000SqFt but the quotes are only for concrete and framing/enclosing. They do not include plumbing, electrical, insulation, drywalling, A/C etc.
My husband built the original 960 sqft with 2 car garage for right at about $65k almost 10 years ago - and that was with him doing a LOT of the finish work and acting as a general contractor on the project in general. |
