| I'm wondering if anyone has horses on 3 acres? If so, do you happen to have photos (an aerial view would be great!) so I could see your set up for ideas?

My place is a perfect rectangle with the short side being against the road. Looking at my place from the road you have small front yard, house, small back yard, small Lot with a 10x20 lean to, middle lot that is turned into an arena with a round pen in the corner and back lot that is "pasture" with a lean to (will soon be a shed row to use as "stalls." I have a lane that starts with the driveway that runs down the side of my house, back yard and pen with the 10x20 that stops at the arena so I have driving access to every pen/lot.
I put a round bale feeder in the back lot and leave the arena to pasture gate open and they come and go as they please. I feed 1 in the arena and 1 in the round pen. In the spring when my broodmare is due (who is turned out on 4 acres down the road) I will bring her home about 30 days before foaling and put her in the pen with the 10x20 that's close to the house. |

       Location: Phoenix | Here is what my barn owner has. House/yard in the middle (fenced in backyard), top right corner are 3 larger outdoor pens. Back of the property has a feed room, and then a covered barn with a tack room and wash rack on the outside. Left side has the arena, and then a turnout. Next to the turnout is the roundpen. In front of the house (next to roundpen) are foliage/plants. Directly in front of the roundpen is a tree with trailer parking. For the small acreage--it works.

I was serious on description of property ... it is what determines the most efficient and convenient way to plan your outlay without boxing yourself in ..

    Location: Southeast Louisiana | I am on three acres. No aerial photos, tho. Reminds me that I have been meaning to ask my neighbor if I can get him to take some pics next time he goes up in his helicopter.
Basically, we have two acre-and-a-half lots. About 150' of frontage on each lot, so about 300' across the front (I could be remembering wrong, but that looks right).
I don't have a round pen yet. Or an arena. I had a riding spot scratched up in the back, but that was before I got pregnant and it's grown over now. I want to put sand in the front part of our other lot, as I think an arena would look great there, and it is the perfect size for an arena. I'm still chipping away at my husband on that idea, tho. (Not a horsey guy.)
I'm mostly bumping up for pics from our west coast BB. I only need a minor lottery win and I'm going to lay out this place like hers with the white vinyl fence and all! I cannot get enough of looking at the pics of her place.  |

Our layout hinders us a lot, but that's why I was asking for other ideas...maybe see something we haven't thought of. I don't know all dimensions off-hand, would have to look at the survey but we are more of a triangle shape with a lot of road frontage. House on one side, then we have a large empty lot on the other. The location of our septic causes some issue as its in a weird spot and the lines run our toward the open lot. We have to be careful not to set the "barn" too close to the lines. I say "barn" because we are contemplating doing more of a shop with shed rows on one side. I'll only have 2 horses but I still don't think I'll have much room for an arena. Thanks to everyone for the info! Much appreciated! The roundpen in the upper part of property could be remedied with lots of trees and landscaping. The barn owner has a property in front of his, so he's back from the road and has a lot of desert and plants in the front of the property by the round pen so the front "yard" is purely for looks (aka not usable). And all around the house is drive-able, so you could circle around the whole house with the trailer. since you have a lot of room out front, what if you put the arena and roundpen out front and made yourself a really nice back-yard to be your oasis?

       Location: Central Texas | My place is a pie shaped 2.98 acres. Have county road on two sides, the short front and down one side. House sits pretty close to the road with a small front yard. I dedicated most of the land to the horses. I have a circle type drive in the front so I can easily get in and out with any trailer from either direction. Barn is behind the house and kinda in the middle of the property. Each stall has a good size turn out pen and then each pen can be opened up to their own pasture. Round pen behind the barn in the back pasture. When I finish getting all the trees cleared my next project will be the arena which will go between the pastures and next to the barn. ETA..The second picture is actually my place....I don't know how to make it bigger. The multi colored roof is my barn which is 36x36.

I'll try to get you a aerial view. The ground slopes very slightly towards the back, meaning the front is higher but the middle section where my "arena" and round pen is. is level- just has a small dip that runs around it in a square that sends the water to the back pasture. All nature made I think... I have a creek right behind my fence line in the very back. I have a few slopes in the very back under the trees where water runs through when it rains a bunch. Only buildings I have are house, [well house, tiny shed, OLD bread truck- all in the lane] lean-to in the pen behind the house/backyard and lean to in the back lot that I call the pasture.
Road frontage isn't big at all, probably 150' |
