I pay $350 for full care board...... but I'm not sure why you haven't kicked her out yet.

it is very reasonable and they are still not happy.

Not to mention full care was included. NOW, per my new contract there is a daily care fee charged of $30.00, so if they do not show up to feed or request me to feed this is the additional they will pay and $30.00 per day can add up quick!

I hope it works out. Just seems like you have bought yourself more drama than it's worth.

So its not full care, you are just supplying feed??
How are you going to limit what she is allowed to feed to her horses??
Best of luck, I can only see them continuing to steal/lie.

If OP can't see the writing on the wall, let me educate you......she will be hauling a bale or two of hay and bags of grain away daily (and anything else you don't have nailed down or locked up.....so that when she moves her horses, she will have lots of hay and feed (stored) to feed them.....

bad situation if shes able to get to your feed . I know your trying and not used to this.. so ILl be easy.. Boarders _friends that do this stuff will do anything to benefit theirself.. If you feed your horses Id do the feeding  as far as feeding them 2 times a day.. she can come out and do the stalls .. but you need to be in charge of feeding times.. and lock it up...but seriously.. she has no right to argue with you its YOUR barn.. YOUR rules.. periiod.. and you are cheap..

I see this happening and I also see her stealing other things to "borrow" for her horses... If I were you I would have her out asap. If she stole from a "friend" once, she'll do it again. Without thinking twice about getting kicked out or about any repremand or consequence since there has been none up to this point. Contracts and amendments mean nothing to people like this. It's only a fancy sheet of copy paper.

2Hearts - 2015-11-10 11:58 AM So I prepared an amended contract stating X amount due by the 5th of each month which will now include feed and hay. If not paid by the 5th there will be a $50.00 late fee. The boarder seems to think I am being unfair: ME: You are only paying 75 per horse. This is a really fair fee - considering you don't have to come out and feed twice a day etc. and yes you do pay for your hay and feed each month. BUT I am tired of reminding you that when you run out. I was even getting your round bales each month but I quit because I was carrying the burden and you never could pay for them right away and always had an excuse. ME: Bottom line - as of today, This amended contract is in place. I then do not have to remind you that you are out of hay and feed, and your horses do not have to go without, AND mine does not get used because you have been out for well over a week. BOARDER: I never asked you to use yours, I have never ran out of feed & alfalfa is not a must I know I need to get it. ME: You are right, alfalfa is NOT a must. If you don't want to feed it then we will take it out of the contract. ME: let me ask you this - did you feed alfalfa to any of the horses this past week? REALLY LONG PAUSE and then: BOARDER: I took a flake yesterday to give to XXXX which I was going to give back that's it . I am picking up alfalfa today to load in my friends trailer and was going to bring one out to your house . XXXX and XXXX will be gone for a week XXXX doesn't need alfalfa she isn't doing anything. Seriously - only took a flake yesterday? so that about sums it up.
Very unsure on why you are keeping the boarder.

What are you going to do when they pay late (like they always do) and refuse to pay you the $50 late fee?

Now, since you are supplying hay, it's hypothetically not theft anymore if they throw some more hay to their horse. Your contract states you are providing it, but I doubt you put in there how much (nor would there be a way you could). Especially since you are calling it "full care" (which it is NOT if you are not feeding the horses), they can feed their horse gobs of hay if they want to (and they probably will to spite you, since they are unhappy).

And what will you do when you DO feed their horses for what you said is $30 a day, and they don't pay you?

I just see this going downhill, unfortunately.

Good luck with your decision.
