   Location: middle of nowhere | I know this was discussed a while back but I was wondering if anyone could give me an idea on what it costs finished. Also, would you build an apartment size and build a house later? I have also heard that once you live in one you don't want to move out so build a full sized house right away, opinions? Thanks |

       Location: Bandera, TX | I would love to stay in mine, husband is ready to build again. Only thing I would do different is that I would be on the ground level. However, love the view and breeze from the balcony. |

| We have a full size house with our barn/indoor. I love it. build a small room between the house and barn to use as a mudroom. U will need it and love it. We can walk from our indoor to our garage then into our house. We keep the garage heated in the winter so we use the corner of it but a special room is better. Put in a camera system to view your barn and entrence to your place. I'm doing it now but would have been easier when you build. Also make sure your light turn on and off from both ends so you don't have to walk in the dark from place to place. If you have any questions please feel free to pm me. Good luck |

    Location: where ever my L/Q trl is parked | You might consider looking into the insurance end..... found out some people that have these type of places when they sell the new owner's are finding it hard to get home insurance. REASON - barn next to living area- storage of hay in barn= fire hazard. It's a nice deal, but can be a problem. I live in a association that pretty much all homes here are house/barn combo and some are having that problem with insurance company. I personally built my barn away from the house... don't want the extra flys nor the noise horses make when kicking stalls or just being mischievous pills in their stalls. |

Thanks for the heads up. I have looked into it and since we are not storing hay in it and have a breezeway between the barn and house it won't be a problem. We are currently trying to get some ideas of the numbers it costs when said and done to see if we can afford to build from scratch right now. |

| You may also want to look into financing options (unless you are paying cash). With the new QM rules, many banks won't even do mortgage loans anymore, let alone non-typical mortgages. It's going to get real tricky going forward. |

          Location: Riding Crackhead. | I am no help on pricing or insurance. When my uncle was diagnosed with cancer he sold the ranch, bought property closer to a highway and built my aunt a house/garage/barn/arena all in one outside of Belle Fourche, SD. Its a full sized 2 bedroom home. Small but nice sized especially now that he's passed and she's alone. No matter if its horrible weather she never has to leave the cover of a building. |
