Moving from Wisconsin and looking at Tenn. or Ky. As far as weather goes, taxes, farm prices, feed prices, hay, ect., what state would be my best bet. Don,t need a  job, retired early. Thank  you.   also any towns that are better thatn others, small towns. thank you .

If I were headed south I would move to the Nashville area. Not in town but one of the small towns around it. Franklin is a BEATIFUL area lots of horse farms, shopping and open land. Towards Lebanon is really nice, same as Franklin area. Louisville Ky is a really nice area as well if you don't want to be as far down as Tennessee. Weather this year has been REALLY cold to really warm if you don't like the weather hang on about 2 hours and it will change. Never know what the weather will be like. People in the south are really nice usually very helpful lots for barrel races around as well as all kind of horse events from Walking Horses to Horse Racing.

 I grew up in Watertown, TN, a small town just east of Lebanon. It's nice because you're in a quiet little town but only 15 min from Lebanon and 45 from Nashville. Franklin is super nice but it's also an expensive area to live in.  I prefer the land where I live now (near Cookeville) over the Nashville area because there are fewer rocks and deeper soil, but I loved the location of Watertown since we were so close to everything while still being in a small community.

I think TN and KY are very similiar.

I am 20 miles southeast of Louisville and I work in downtown Louisville. The best thing about Louisville is that you get the city life, with the best food and museums, then 20 miles outside of Louisville, you can be rural. I love it. 

You can buy grass hay from $25-35 per roll, square bales are $3.50. Alfalfa is $5.00 per bale. You do experience all 4 seasons in this area. Summer is hot, August is humid. Winters are usually not too bad. We are having it "rough" this year, with lows in the single digits... we are not used to that whatsoever. I think we've had quite a bit of snow this year, but it's only a few inches. But that's a lot to us! Depending on where you live will depend on farm prices. Louisville to Lexington is going to be high, but if you go near Elizabethtown, farms are much cheaper. The more rural you go, the cheaper things are.

I don't consider KY to be high with taxes. I feel as though the government is going to get you in one way or another. 

I love Kentucky... if I ever move it will be to Florida to get away from the winter all together. You will never experience the rush and excitment of the first Saturday in May. It's literally a big party in Kentucky, and no one works on Oaks Day or Derby Day. It's just not right, even if you don't go to the track. The horse farms here are gorgeous, the culture is awesome, and Louisville has been voted best food in the south multiple times.

we live in middle TN 70 miles South of Nashville
and 90 miles North of Chattanooga

it has been the worst winter here in over 20 years
but the last 7 or 8 have been very mild

plenty of places to go and things to do cost of living is fair to good
BUT TN taxes everything including groceries, which I think is strange
coming here from FL and food was tax exempt

depending on what you perfer to do and what type of housing you are
intrested in ie: small farm, house on small acreage etc might be able to
point you in the right direction
I highly recommend you visit several areas before you decide

I live over in west tn by Memphis. Whatever you do, don't come here haha. I love Tennessee, but I hate Memphis with a passion. The crime is so bad. I've learned to never feel safe just about anywhere. I've heard Nashville has some pretty bad crime too.


The weather isn't too bad, not much snow/ice. We had a couple of bad days, a high of 13 and a low of 7 and school was cancelled haha. I can't speak much for taxes, because I've only lived here, but gas seems to always be cheaper than other places.

Now you're making me wish we had chosen Louisville instead of Nashville to drive through on my husband's way back home! I loved Nashville, but it stunk because everything closed down early during the week. We got there around 6 pm on a Wed and all the museums had pretty much shut down by then.

 A lot of Louisvillians will drive to NashVegas to party on the weekends. That's about all we do there. I do like it but I think Louisville has more to offer. Plus we have lots of bourbon here! The Bourbon Trail is amazing. Louisville should really pay me to be their spokesperson!!

We went downtown Memphis and I did't think we would get back to our car without getting shot after the sun went down!! We were driving back to our hotel and when we stopped at a red light this man came running out from behind a building and was in full stride to our car, my husband is a fast driver anyway so he pulled off quickly just as the man came to a sliding hault within a few feet of our vehicle. I truely think he was going to try and car jack us, we drive a hummer so it was a nice target for that area!! For a retired person you should pick an area with people in your age range that have the same interests so you can really enjoy your retirement completely!

I would move as close to Louisville as possible but far enough away to remain in a country atmosphere. The poster that said she lives 20 miles outside of Louisville sounds like she lives about where I'd want to be!

I'm terrified of Memphis! I only spent time there once for a cattle show at the Mid-South fair and that was enough to do me for the rest of my life. Driving around town, at the hotel, and at the fairgrounds...I didn't feel safe. Since then, I drive through on I-40 if I'm headed out of state, but that's it! No stopping til I get across the Mississippi River!

If you pick somewhere around Oxford, MS you can find hay for around $30 (mixed grass/bermuda rolls typically). A purer hay runs around $40-$50 per roll. $5 square bales are an average price. Tractor supply, Scruggs Farm Supply and Moore's feed (now a HUGE store) are nearby. Finding feeds other than Purina, Nutrena, ADM and the occasional Triple Crown can be a challenge. Plenty of events in the area (Not quite every weekend if you don't want to travel far, but often at least every other weekend). More events closer to the TN line. Tax unless you live in a larger city is 7% on pretty much everything. Fuel is running about $3.65 for diesel in my area right now. Have fun and go check out some neat places.

We have 3 states in Tennessee -- west, middle, and east. They're all a lot different. 

I grew up in Nashville and now live in East TN. People are very friendly here and it has a small town feel. I really like it here for that reason -- Nashville, even though I grew up not 10 minutes from downtown, is just too big. 

We tend to be a little cooler than the rest of the state. We get a good bit of rain and have wet winters - it's hard to ride for that reason sometimes unless you've got good footing in an arena. Summers aren't too bad unless it's too dry. We have more humidity than anything. 

Grass hay is easy to find. $30-40 for round bales, $3-5 for decent square bales. Alfalfa or other options are a little harder to find. 

Roane State Expo Center, Walter State, and Hyder Burke are the 3 main arenas to run at here within a 2 hour drive. I live south of Knoxville and we run a good bit in north GA. Several good pens down there and the competition is good as well. 

If I didn't have to work, Crossville or Jamestown would be awesome. (west of Knoxville) Close to a lot of trails and they're between Roane State & Hyder Burke. I also like a lot of the other little towns around Cookeville. Another town is Tellico (south of Knoxville). It's right on the edge of the mountains and it's pretty county but it is a long ways out. Tazewell (northeast of Knoxville) is another pretty area. There's not a lot up there either. 

Crime in our area is not bad, unless you downtown to Knoxville in specific areas and even then it's not as bad as the bigger cities. Chattanooga has more crime than Knoxville.

I will say that I just read on the news last week that TN is 2nd in the nation for meth labs, second only to Missouri. We do have a lot of meth all over the state. It's prevalent in a lot of rural areas. They think they can avoid detection by being further out.
