| Boarder is seen on live camera - Using my horses alfalfa instead of buying their own but continually says oh yeah I'm going to pick some up. Has been out for 2 weeks now. Today is the first day I actually saw this but had been wondering why I was going through my bales so fast....
and the list goes on....
1 - does not pay on time and definitely does not pay if they are not reminded even though they know they owe it each month.
2 - borrows items but never returns them (if I am not using the bit, sheet, blanket, etc.) then this boarder seems to feel the right to use and continue to use.
3 - if the boarder is asked to do something and does not do it, they come up with 100 reasons why they didn't get it done and even goes as far as blaming you for not getting it done.
so many more things to list but I will leave it at that.
Opinions please!

I would be telling them to move then, stealing is so wrong and this is what I call stealing.. Camera's dont lie, you are losing money, sounds like you are just to darn nice, give them boot  |

| Would have been gone way faster around here. Wont put up with a theif or a liar. Was this person your "friend" when they moved in? Sounds like they are walking all over you.

If there is no contract I would give them a 24 hour notice... If there is a contract i'd give them a 30 day notice and warn them that if they steal your hay within that 30 day period their horse will be tied to the front gate and you'll sell whatever possesions are left to compensate yourself for the hay bill. (Given, you don't have to go that far, but it should scare her enough that she won't steal again.)
Maybe she thought $75/month and YOU supplied feed/hay? Either way, I feel like you should clarify next time a friend moves in to save yourself the head ache. And for sure get a written contract!

       Location: North Dakota | Even if you have a contract, THEFT should void it.
If you want to be the "good guy" you could give them 30 days to find a new place for their 3 horses. But stealing is stealing. If they don't mind stealing hay from you, imagine what else they might steal when they know you are giving them the boot!
I'd also remind them you have camera's all over the place.
Honestly, I'd tell them to leave now. Stealing is not acceptable. I'd also charge them late fees for when the board is late.
Could also charge them for the alfalfa they've been stealing that you will have to replace. |

I might even look into a boarding lein (I think that is what it called). Gives you the right to sell the horses to recoup the money they have not paid. |
