Location: MS | Hi, I am having some problems out of a boarder and I'm needing some advice. This boarder has 2 horses. They have no manners and literally tear down my fences and climb my gates. I have confronted the owner numerous times and she blows it off like it's no big deal. The owner is a single mother who is a nurse. I originally felt bad for her so I told her I would let her board them for $150 a month that includes feed and hay. Well I finally had enough and told her she had to love them. Now she hasn't been out to the barn in months but after I told her that I guess she was mad. Her, the kids, and her boyfriend went to my barn one night and let my personal horses out of the barn and left all of my gates open. They also threw beer bottles down and other trash. She actually blocked me from her post but I went on her boyfriends page on Facebook and found the post that showed they were out there and what they were doing. I am not trying to be petty but I am so frustrated. She told me she can't move them until she buys some land. The Sheriff Dept said I have to give 30 days. These horses are costing me a lot of money considering all of the fencing and panels they have destroyed. If anyone has been in a similar situation or has some advice I would greatly appreciate it! | Has the gal paid you for board??
My mom had some boarders that rarely paid their board, etc. So, frustrated and so done with the people, my mom loaded up their two horses, took the horses to town [where the owner lived] and tied the horses to a tree in the owner's front yard. |

Is she current on her board? If not inquire about how long she must be delinquent before you can put a lien on her horses and sell them to recoup funds.

^^ This, and also, if you haven't done so yet, make screenshots of teh boyfriends fb page. Document everything! And absolutely keep the sheriff in the loop!
If the board haven't been paid you can (after a set amount of time) take ownership of the horses, and sell them. But make sure you know the timeframe, and again, document everything you do.

Ditto. I would also consider an inexpensive game camera for your barn. I hate to say it, but I have a feeling they won't take kindly to being asked to leave. |

Location: Canada | First off what do you have in place for a boarding agreement? If not (as others have asked) are they current on their board? If they're behind (more then 30 days) then you may have a case for demanding immediate payment and removal.
If they are current write out a notice that the horses must be removed from the property by XYZ Date at 3:00PM (or whenever) and either hand deliver the notice or have someone else hand deliver it. Make sure to bring or have a witness who can confirm (if required later) that the letter was delivered. You need to have a plan in the event that they horses aren't moved by that date. $75 per horse is really cheap and it's highly unlikely she will be able to find another location for that cost.
The horses causing damage to the property is unfortunately a risk you take in boarding others horses. Some horses are great and others are hard on fences/etc. If you don't have a boarding agreement and intend to continue boarding others horses after this then you need to get one.

I really like this idea. Once the 30 Days are up tie those horses to her front porch. Get them out of your hair and be done with it. You don't want the headache of trying to sell destructive horses. Who knows how long that would take. |

I would definitely do this and add that when they come to get them someone must be present on your property.it must be a scheduled time frame with you. |

It would be one thing to just have POS horses that have no manners causing havoc on your property -- that reason I could see needing a proper step by step process to evict them but THIS.... THIS is something else entirely!!!! I'd be pressing charges and screw asking them nicely to leave in 30 days! Wow.

Right? I was wondering where this is so I could board my horses there, too. LOL
In all reality, definitely do as the others suggested and give her a notice of eviction, as well as letting her know that you will be pressing charges against her for damage that they did to your property...and get the screen shot of her BF's page. A game camera and security system would be advisable.
It's also a shame that she is showing her children that it's okay to be a crappy human being by trashing someone else's property. |

Location: MS | Thanks for all of the advice! I was trying to be nice by only charging her $150 for both of her horses as I've known her for years. Of course she gave a sob story about her divorce. When the horses arrived at my barn they were starved and well now they are FAT. I've been told I'm too nice and try to help too many people. I should have learned my lesson by now. She has been notified. |

The first time they ever trashed my barn like they did to you they would have been out the next day, no ands ifs are buts about it they are OUT..They sound really trashy, lock your gates and have the Sheriff out there to make a report, and get them the HE** out of there. |

Might be advisable to have a deputy (or some type of law officer) present when they come pick them up. Just so everything is observed by an impartial pair of (official) eyes! |

I really like this idea. Once the 30 Days are up tie those horses to her front porch. Get them out of your hair and be done with it. You don't want the headache of trying to sell destructive horses. Who knows how long that would take.
Or what damages to your reputation that would do... Sell one bad seed and they're all bad seeds nowadays. EVEN IF YOU ARE BRUTALLY HONEST ABOUT THE HORSE'S PROBLEMS WHEN SELLING.  |
