    Location: Armuchee, GA, NW section of Ga | Love your designs, the make over is beautiful for sure. I've read that your floors are concrete over the heat. But it looks like the concrete is painted or colored concrete then a shine on top of that? Either way it looks great.

Are the heated floors expensive in the winter? Are they electric?
(sorry RR, yell at me if I'm responding too much : ) Ours are primarily heated with our outdoor wood boiler. We have a propane boiler back up, but it really doesn't kick on at all. The heat source that heats the water in the floors is dependent on what your heat source is - if you have electric, natural gas, or propane. How efficient they will be will depend on your house setup/design, insulation, etc. We love that we don't have forced air vents, because around the farm we would constantly be battling more dust, allergens, etc. with the vents. In our house, I think the heated floors are extremely efficient - we keep our thermostat at 63 degrees, and it feels equivalent to 68-70 that our friends/family keeps their thermostat at. But, we also designed our home for efficiency as well, so I'm not sure how much that has to do with it?
That's even more awesome, I love that they are heated with wood/propane. Anything to not be dependent on the power companies. |

That's what we thought :) When we built our house we had the outdoor wood boiler in our 5-10 year plan. We thought geothermal, but due to multiple factors and after talking with our heating people, really propane for this type of heating system was the most efficient to do (we couldn't do only a wood boiler, we wouldn't get passed by code as wood is not considered a primary heat source). So we have a high efficiency propane boiler with indirect water heater, I'm assuming probably a similar setup to RR.
We used 2 propane tanks our first year here. This past year with the wood boiler, we haven't filled the propane tank since August and our wood boiler wasn't running at full efficiency for most of that time. Also, we still have propane dryer and stove.
My husband has a friend who has had his propane turned off for a few years now. He envies him, but our dual-system is pretty user friendly if we leave for a weekend.

The countertop guys had to come install a back splash after we were moved in and house was "done". He said it looked like something that would be on a movie set. I laughed right out loud but thought if Hollywood comes knocking....with their checkbook......I'll move out for 6 months while they film.  |
