I grew up in Colorado, lived there my whole life before moving to WY 2 years ago.  Southern Colorado is nice and is usually fairly mild compared to ND, but it has also been very very dry the last few years.  My guess is that in S. Colo, the "snob" type issue is going to be less than how some others are posting about.  That part of COLO is still somewhat rural, at least compared to CO standards.  The cost of living is going to blow your socks off.....everything is high...hay, fuel, taxes (though I am not sure what the county tax is in Westcliffe), land is insane.  There are lots and lots of horses in Colorado so finding good vets and farriers is not a problem.  Little Large Animal Clinic is awesome, and there are other great vets throughout the state!  There are lots of what I would call smaller races in southern CO, and then some larger ones within a few hours drive for you.

That sure is the truth think $5000-$10,000 an acre on my side of the state for irrigated land. $1000-$3000 for land without irrigation depending on where it is. The cost to have anything built is crazy too!

Well we made our trip over the weekend. Fuel prices weren't any higher than anywhere else. Oh and $5k-$10k an acre is nothing! Those are the prices around most of ND as well since it is such great farm land so the farmers have shot the cost of land up to crazy prices! The place we went to look at was a great price for the amount of land and buildings and that is the main reason why we wanted to check it out. The people of Westcliffe were absolutley wonderful! Everyone we talked to was so friendly and welcoming. Everyone waved as well. Oh and they all drive Dodge pickups....my kind of place. haha! The cons were the area being desert-like so very little grass and the winding mountain roads to get in and out of the area which would be a nuissance with a truck and trailer. Otherwise we loved the property, the town, and the people. We have a lot of thinking to do but it was great to go see the place in person and get an idea of what else is out there. Thanks you guys so much for all your input. It was very appreciated. I must stick up for the people of Westcliffe though since they were super super friendly and made us feel right at home. :)
