| There is a contract in place stating that they pay $75.00 per horse which is for boarding fees only. All hay and feed has to be supplied by boarder and I actually have that the lease is month to month and can be terminated by either party with two weeks notice.
All they had to do was ASK and replace the hay. |

     Location: Do I hear Banjos? | We teach people how to treat us....It's time to teach this "friend" that you are done letting them take advantage of you. As others have said...lock up valuables...including your alfalfa hay...and serve them with a written eviction/termination of the boarding contract. If they question why (these folks never seem to see anything they do as wrong and will act hurt and as if they have no idea why you would do this to a friend)...tell them you have camera video of them taking your hay and you don't let so called friends treat you like crap.
If you are the non-confrontational sort...just tell them you don't think it is working out and you don't want to have any boarders for a while. If they push...be firm. If they are jerks...send them the video...that oughta clue them in to just leave. |

I want to come board with you! That's super cheap! And I won't steal your hay :)
I agree with the others... Time to show them the door. There's so many great boarders out there, no reason to deal with the bad ones. |

| Give her two weeks then. I would not be nasty just professional. And I agree with the other poster just say it's not working out. Keep you cool. We had a similar situation and asked the boarder to leave. It turned nasty but there is much more peace at the barn now with them gone. I always say my barn my rules. Plus it's your place of pleasure you don't want to feel uncomfortable at your own place |

Common Sense and then some
         Location: So. California | Friends do not borrow, use or take without asking first (or in the case of an emergency notifying after the fact) - that is called stealing. You didn't mention how long they've been there, but this has obviously been building up. Lock up everything that isn't nailed down if you can. These people cannot be trusted. Sit down, write a termination/evicition notice (keep a copy for yourself) and hand deliver to them TODAY.

Even if you have a contract, THEFT should void it.
If you want to be the "good guy" you could give them 30 days to find a new place for their 3 horses. But stealing is stealing. If they don't mind stealing hay from you, imagine what else they might steal when they know you are giving them the boot!
I'd also remind them you have camera's all over the place.
Honestly, I'd tell them to leave now. Stealing is not acceptable. I'd also charge them late fees for when the board is late.
Could also charge them for the alfalfa they've been stealing that you will have to replace.
If they don't know, I'd not mention the cameras. Those are pretty easy to steal. |

| First, get all of your stuff back they have "borrowed". Then lock up everything you can. Put cables with locks on the cameras. Then tell them they owe you for hay and from this day forward, late fee for boarding payments is $x and the rates are going up. Raise your boarding rate so high, they will leave. Or just give them 2 wks notice and send them down the road. |

      Location: sunny california | This is why I would not want to board where the boarder buys their own feed. You should set a penalty fee for having less than one bale at any one given time per horse like $10 a day. that way you can just feed the horse. There is no way I would walk past a horse and treat them like cinderella. I know if I got super busy I would just pay the fee and be glad my horse got to eat |

         Location: Sunnyland Florida | Having run a boarding facility for 9 years, I can make you some hard promises:
1. The stealing will continue. You only caught her once; she's probably been stealing from you the entire time. This happened to me - I have 2 chances and the stealing continued.
2. She will continue to pay late. What you allow will continue. Redo your boarding contract to include a $75 late fee after the board is ONE day late, and enforce it.
3. "Borrowing" items and not returning them is stealing. This will continue.
In my opinion, she needs the boot, and fast.

| Take all of your tack and anything else that you can to your house and lock it up. Tell them you have them on film feeding your expensive hay and they now need to move on down the road. I doubt that you get what is back owed you but will be worth the loss to be rid of them. |

   Location: In my own little world | If they don't replace or provide you the money for feed used, file an adjusters lien against the feed bill and even the board bill if they currently owe that. The horses then go up for public auction and you get your money 1st and if there is any remaining that is given to the past owner. I would tell them they have 2 weeks to be out and if all money owed is not pd and hay replenished or paid for in those 2 weeks you will file the lien with your county (it will be a sheriff sale). |

I am with you Griz! My husband keeps asking me (when we ever move to a bigger piece of land, hopefully in the next couple of years...) if we would board people, and I keep telling him, NOOOOO never. I've been a boarder myself and have seen too much drama, I would end up in jail for sure... |

Its good when you have the good ones, and really bad when you have the bad ones. Luckily we have REALLY good ones right now. My horses are in a seperate barn so that does help. |
