       Location: Texas! | WE just bought a metal building home in acreage wth a detached metal garage. We love it so far and have no issue with cell reception which surprised me. The great thing is if we decide we hate the layout we have no worries about "weight bearing walls" we can gut and re do the entire layout however we please. Insurance was more of an issue with just being in Texas than the metal home itself. |

I tried to shop around and some insurance companies don't even do metal roofs.
I grill my insurance agency every year it goes up and they say they are going by the cost to replace the roof. Even though the roof is much more durable and made to last, it is expensive to insure because IF you have to replace it, it would cost a lot. Grrrrr
Spray foam insulation if you can - we don't have it, but my husband is in a lot of metal homes and higly recommends it. We will get it, one day.
We have State Farm and we got a reduction in premium when we put a metal roof on our house. However, it does not cover "cosmetic" damage (i.e. hail dents).
Edited to add: ..... And I have lousy cell phone reception. I have to stand next to the window......LOL
Ours is Allstate. My agent told me he would be hesitatant to use a company that would offer such a thing (reduction for not covering cosmetic damage) . My mom had told me you could do that, she's in commercial insurance. ....I haven't ruled it out....
Yes, I stand by windows/door or have to step outside to talk to people. I need to get the antennae deal. |

   Location: KS | We did have trouble, we were on US Cellular, and got no service. Theres a company in our area NexTech, we switched too and we get great service with them inside anything metal, so we didn't have to go through process of getting antenna etc, set up. I know some have trouble with just metal roofs and cell serviced and there are different ways to boost reception just another thing to consider. |

   Location: Winging It in KY | If you build it on a concrete slab be sure to put heating in the floor. The concrete can get pretty cold in the winter. |

       Location: Bandera, TX | I've not found the taxes lower on the barndominiums, not in our area. It maybe because the country side is really getting thick with them.
OP, I currently live in one and don't like the heating/cooling in ours. Plus the cell phone reception stinks. I'm building a cinder block stucco and rock structure on the ranch and hope that it's much better with the heating and cooling. Hope to go all solar as well. We have high potential for fires and this is our safest option. |

| WHAT.. NO PICTURES??
One of these pictures is the place I will be moving out of ..
2 of these pictures will be my RV home place in Florida ..
House is photo shopped by a friend by putting two of the
40x40 garages together and insetting the 6' porch and faΓ§ade ..
The porch outset will be my computer room and man cave ..
I may put garage doors across the front of the house as added hurricane
protection or anti burglary when I am off RVing. Front of the house will
look like the 2 car garage x two .. lol
Inside will be an open den, kitchen and dining area and then
a large MBR behind the computer room ...
Inside will also be colored metal for each room instead of dry wall.
All electric lines will be run inside the house and not thru the walls
or ceiling. Attic will have an 2nd layer of metal over the insulation
for storage area .. I may do 10' walls instead of std 8' walls
The walls and in the attic will have 4" of closed cell foam since it
has no latent out gassing ... the expanding insulation is nasty
stuff!!
If you have some savings, rich granpa or good cash flow and
build you a garage with sewer pipes where you want them ..
then transform it into a house ... and hire your own contractors
or handy yourself ..
You can save 50-70% on building a garage or shop building
vs saying you are building a house ... makes everything cost
double .... and what is a shame ... garages and shop buildings
are built better than what builders call a metal house.
Still deciding on connected garage or putting a breeze way between
the two buildings ... for a BBQ or just to be outside in the shade ..
You get the idea .. my figures say I can build both with all the
kitchen, bath and furnishings for $40-50k .. and carry no insurance
since there is nothing to burn ... lol ..
You will be amazed at how many different designs, colors, shapes
are on sheets of metal these days .. even rusted barn roof tin is
beautiful .. lol
