Having run a boarding facility for 9 years, I can make you some hard promises:
1. The stealing will continue. You only caught her once; she's probably been stealing from you the entire time. This happened to me - I have 2 chances and the stealing continued.
2. She will continue to pay late. What you allow will continue. Redo your boarding contract to include a $75 late fee after the board is ONE day late, and enforce it.
3. "Borrowing" items and not returning them is stealing. This will continue.
In my opinion, she needs the boot, and fast.
^^^^THIS......That being said, make sure you get everything back that she has borrowed and lock up EVERYTHING.....Give her a very short notice due to THEFT ! |

| If the hesitation is due to not wanting to rock the boat on your so-called friendship, grow a pair and kick them to the curb as soon as possible.
If she needed hay that badly and couldn't find some, at least offer to pay for yours! But Theft is theft and you have every right to kick the person out. You can decide on if you want them to pay for their theft, do a lein against the charges or whatever, but if nothing else...BOOT! |

| So I prepared an amended contract stating X amount due by the 5th of each month which will now include feed and hay. If not paid by the 5th there will be a $50.00 late fee. The boarder seems to think I am being unfair:
ME: You are only paying 75 per horse. This is a really fair fee - considering you don't have to come out and feed twice a day etc.
and yes you do pay for your hay and feed each month. BUT I am tired of reminding you that when you run out. I was even getting your round bales each month but I quit because I was carrying the burden and you never could pay for them right away and always had an excuse.
ME: Bottom line - as of today, This amended contract is in place. I then do not have to remind you that you are out of hay and feed, and your horses do not have to go without, AND mine does not get used because you have been out for well over a week.
BOARDER: I never asked you to use yours, I have never ran out of feed & alfalfa is not a must I know I need to get it.
ME: You are right, alfalfa is NOT a must. If you don't want to feed it then we will take it out of the contract.
ME: let me ask you this - did you feed alfalfa to any of the horses this past week?
REALLY LONG PAUSE and then:
BOARDER: I took a flake yesterday to give to XXXX which I was going to give back that's it . I am picking up alfalfa today to load in my friends trailer and was going to bring one out to your house . XXXX and XXXX will be gone for a week XXXX doesn't need alfalfa she isn't doing anything.
Seriously - only took a flake yesterday?
so that about sums it up. |

| I am definitely guilty of being too nice.
if the amended and signed contract does not do the trick then the final step will be the notice of move out. |

I do not see why you want to put up with it. |

Location: Northwest Florida | Can I board my four at your house?? $75/month for full care, grain/hay/alfalfa included?? Where do I sign?!
Seriously though..
We teach people how to treat us. This "friend" has learned that she can walk over you. She is clearly taking advantage of that and I feel it will continue. She's going to make you enforce that late fee very soon I'm sure. Good luck with that. |

| To clarify:
total to board the 3 is $475.00 per month which would include feed and hay. This is why I find it surreal that they think I am being unfair.

Very fair. I pay $325 for board/feed. If she messes up one more time I'd give her the boot if your amended contract allows!!!! |

They need to realize that they aren't going to find that anywhere else. Tell them to shop around if they believe that is unfair. |

ESPECIALLY if now, they feel you are being unfair or have a chip on their shoulder. |

Its $75.00 for board x 3 horses. $225.00 per month and then if I buy the feed it is $475.00 total. |

That is so inexpensive...
I pay $275/month one horse. Am never late. Includes pen, feeding, cleaning, water, etc.... You are charging $160 per horse/per month... what a great deal! Do you clean the pens too?
