I like that layout....We looked into some of these and what was a draw back to me was the barn either under the house or right next to it. Even though I am used to the smell of my horses I didn't want my house to smell like a barn. This layout atleast has the garage as a buffer for the house from the barn.

Many people with the house/barn combos have problems with mice and the sorts getting into the house thru the barn.

Here is what we had. We have moved. I wish we could have picked it up and moved it. It was all steel beams and pipe. The only wood was the apartment.

Karol How big was the apartment did you finish the inside yourself?? IM not to worried about the mice I lived in an indoor some years back and the mice were never terrible, I think I would get lots of barn kitties lol.. No worse then what they r when we were living in a double wide.

This is the house we sold 2 years ago, it is up for sale again. I would love to build another one like it but just a little bigger. My SO did all the outside work, we did the bathroom together and then hired the rest of the inside out to a local contractor. We lived with just plywood inside for sometime. It was a great house for just the 2 of us but we hated the area it was in.

My SO and I looked into building one of these too!! I lived in one when I first moved to KS and wish to heck the landlord would not have sold the place but ... such is life. I loved feeding my horses in my slippers in the morning!
Check insurance providers ... many will require a type of "fire buffer" between the horse space and the human living space. The OP picture has a garage used in this manner. Just something to think about when planning one out!

We did have to put a "firewall" up before we could put ours on the market. I think all ours was, was more plywood and sheetrock on the barn/garage side.
