We currently live in Central Texas so I am somewhat familiar with the general area but I am looking for advice from horse people that live in and around DFW.

We have two young children so we are looking for a nice small-medium sized town that would be great to raise a family but close enough for my husband to commute to work (within 1-2 hrs of the DFW Airport, the closer the better).

We will need at least 10 acres so affordability of the land is another factor we are considering. I would also LOVE the ground to be something besides the sticky black dirt that we currently have on our place.

Thanks for any and all advice.

The best school district for your children is Plano ISD!!! It is expensive for land in this area so if you want something cheaper you could try the Rockwall area!!!!! Stay North East for better schools and safer environment!!!!!!!!!!!!!!!!!!!!!!!!!When you look at a home check the school DEMOGRAPHIC and performance record first!!!!!!!!!!!!!!!!!!!!!!!!!!! Trust me on this one!!!!

Lol rockwall is no cheaper than plano. I can imagine it would be very hard to find a lot of land in plano isd. Just like in Rockwall its easy to find land in rockwall county but most of it is not rockwall isd. Wylie is a good area or Murphy. They are both very convenient locations. You could go further east to terrell but you start to get pretty far away from everything out there. I agree with staying northeast or going out to the Denton/Aubrey area.. You could also try McKinney

My husband and I live north of Whitesboro. Small, solid 2A school. Horse country deluxe. A little over an hour out.

I have no idea about the school system, but we love Granbury.  Our place is solid sand and it's so easy to get to Alvarado, Stephenville, Glen Rose, Denton, Northside, Decatur.....love it!

I think the school district in Granbury is pretty good Nice area. A couple of other areas are Azle and Burleson. Other than schools can't tell you much. Have friends who teach there.

If you want sand and good schools you'll have to go north near Aubrey or west towards Weatherford.  Plano and Rockwall are black gumbo and I don't know that you could find 10 acres unless you have a $million plus to spend.  We live in Sunnyvale and there was a place that just went up for sale for over $1.5 million - we are 30 mins from DFW and schools are spectacular but it's black gumbo and very few places with land ever come up for sale.

DFW is huge so take your time to really research schools and the commute.  Our traffic is terrible no matter what direction you go.

We live in Kaufman county a stone's throw from Van Zandt county but I don't know much about the school district in Kaufman.  Canton ISD(in Van Zandt county) is pretty good.  My niece graduated from Canton ISD as the salutatorian and got into UT with a darn good scholarship.  Land out here is awesome sandy loam and the prices, right now, are pretty reasonable but I see it changing in the next few years.  DFW is running out of land and low priced land s a thing of the past.  You have to get far east in Kaufman county to avoid the black dirt.
I would stay away from Collin county because the ground is gumbo and the land is SUPER expensive.  I grew up in Lucas and my dad got a call from a guy buying a tiny portion(3.5 acres) of my childhood home/land for $500k!!!
I can't believe tiny(not anymore) Lucas is that expensive!

Weatherford/Granbury area is also very nice.. Much more of a rural area than the others I suggested. I used to live out there, Very good for barrel racing and not too bad of a drive to the airport.

I've lived in Weatherford for 12 years now, and the Dallas/Fort Worth area is growing so fast it is unbelievable!
No matter where you buy, check the ground. Around Weatherford you can walk a mile and cross black gumbo, sand, red clay, and solid rock. The ground varies greatly around this area of Texas.
As far as school districts go, as a certified teacher of 31 years, all I can say is good luck. Most districts within an hour of Dallas/Fort Worth are growing so fast they can't build schools fast enough. Property taxes are going up.
