My husband and I are probably going to be buying a farm in the next few months or so. We are currently looking at several places, some that have barns and some that do not. We are trying to figure out how much it would cost to build a barn that we like (and thus add on to the cost of purchasing a property) vs the benefit of buying a place with a barn that may not check all of our boxes. 

Ideally, I  would like a 6 stall barn with runs on each stall + tack/feed room (honestly very similar to the one that Ms. Stepniak posted recently on the other barn building thread). Would like it to have an overhang on the back that we could pull our trailer under to park it. We have also talked about making it 2 story and putting a small guest apartment in the top. We like the look of wood barns or barns with siding but metal seems a lot cheaper so we are open to that. 

We have looked on BarnPros and other websites that off barn kits, and a similar barn to the one I described runs about 80k. That seems quite high to me but I honestly have no point of reference. Never built a barn before!! If yall could give me any thoughts yall have on barn pricing that would be awesome! Also anyone that has similar thoughts on outdoor arena pricing, feel free to add that too! Thanks!

Not sure your location but I'd guess the 80K is the shell only.  No individual stalls, electrical, plumbing, etc.

We have an older facility but has all the aminities and insurance told us it's cost about 1.5 mil to replace it.

6 regular stalls, open feed room, 80 x 180 indoor arena, three bay grooming area, tack room, bleacher that seat 250, 12 smaller event stalls, indoor restrooms and a small commercial kitchen, that isn't even enclosed.

When we looked into the ClearSpan years ago, an 8 stall with 80 x 100 arena attached would of been about 150K

I just went through what you are starting. We found a place that was too good to pass up, but did not have a barn. My fiance and I priced barns through several different companies. I wanted to go all metal,. However the price tag was $85-95,000. That did include concrete and labor, but did not include the stall building or the tack room being built. We found a company called Rhino Pole Barns (rhinopolebarns.net). We had a 48x60 wood frame building with metal sides, 16 ft eave height, 15 foot over hand on one side for trailer parking, 10 foot over hang on other side for horses and eventually runs. Other aspects included are two 16 foot garage doors on the ends, and a 10 foot door on the north wall. Price for the materials and delivery, labor, and concrete was just over $50,000. It is wind rated up to 120 as well. That was important since I'm in south Texas near Corpus. From the time I signed the contract to completion was 2 months. It would have been less but there is a 3 week wait around here for concrete.

I am lucky enough to have an ag teacher for a fiance. Between his knowledge and free labor from teenagers for grades we will save some money.
